The undersigned Substitute Trus-tee, by virtue of the authority vested in him by that certain Deed of Trust, dated October 14, 2003, and duly recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Document No. 4073, in Book No. 519, at Page 11, Frances Williams and Willie Williams did convey unto BB&T Collateral Service Corporation, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated December 31, 2014 and recorded in the aforesaid Clerk’s office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by Branch Banking and Trust Company to foreclose thereunder, will offer for sale at public auction at the front door of the Greenbrier County Courthouse in Lewisburg, West Vir-ginia, on

the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in Lewisburg District, Greenbrier County, West Virginia, and more particularly described as follows:
The following described property located in County of Greenbrier, State of West Virginia:
All that certain lot or parcel of real estate together  with the buildings and improvements located thereon and the easements and appurtenances there unto belonging, situate off the Muddy Creek Mountain Road, Lewisburg Tax District, Central Magisterial District, Greenbrier County, West Virginia, more particularly described as Lot Number 3 of Maple Grove Sub-division as shown by a re-survey of Lots 21, 22, 23 and 24 of Maple Grove Subdivision and more particularly described on a plat or map of record in the Office of the Clerk of the County Court of Greenbrier County, West Virginia, in Map Book Number 3, at Page 1.
All of the following lot, tract or parcel of land, together with any improvements thereon and all easements, rights-of-way and appurtenances thereunto belonging, situate and being in Lewisburg Tax District, Greenbrier County, West Virginia, and more particularly known and described as Lot No. Four (4), containing 10,135 square feet, more or less, as shown and set out upon the exhibit attached to the below reference deed and made a part hereof, designated as ““PLAT  OF SURVEY SHOWING REVISION OF LOTS NO. 21, 22, 23 & 24 OF THE MAPLE GROWN SUBDIVISION”, as shown upon a map of said Maple Grove Subdivision of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Map Book 3 at page 1; a plat of said Lot No. Four (4) hereby conveyed is filed of record in said County Clerk’s Office with that certain deed from John R. Dawkins, his wife, by deed dated March 9, 1974, and of record in said County Clerk’s office in Deed Book 285 at page 542.
All that certain lot or parcel of real estate together with the buildings and improvements located thereon and the easements and appurtenances there unto belonging, situate off the Muddy Creek Mountain Road, Lewisburg Tax District, Central Magisterial District, Greenbrier County, West Virginia, more particularly described as Lot Number 3 of Maple Grove Sub-division as shown by a re-survey of Lots 21, 22, 23 and 24 of Maple Grove Subdivision and more particularly described on a map attached to the below Deed and on a plat or map of record in the Office of the Clerk of the County Court of Greenbrier County, West Virginia, in Map Book Number 3, at Page 1.

Being the same real estate conveyed to Willie E. Williams, by Deed from John R. Dawkins and Josephine V. Dawkins, husband and wife, dated 3/9/74, recorded 4/10/74, in the Office of the Clerk, County Commission, GREEN-BRIER COUNT, West Virginia, in Deed Book 285, Page 542.
At the time of the execution of the Deed of Trust, this property was reported to have an address of:  Box 14 Muddy Creek Mountain Rd., Lewisburg, WV 24901.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges.  The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed).  The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition.  The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS:  $4,000.00 in cash and/or certified funds as deposit with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN:  In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale.  The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
