The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 10, 1995, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 661, at Page 982, Neil E. Rader did convey unto Phyllis H. Arnold and Brian J. Fox, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Vienna District, Wood County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of land situate in the City of Vienna, County of Wood and State of West Virginia, more particularly bounded and described as follows:
BEGINNING on the southeasterly side of Grand Central Avenue at the common corner of Lots Nos. One and Two of the Subdivision of Lot No. Six in Greenmont Addition to Midway, and running thence in a southeasterly direction, with the line common to Lots Nos. One and Two of said Subdivision, one hundred twenty-four and 21/100 feet to the corner common to Lots Nos. One, Two Five and Six of said Subdivision; thence in a southwesterly direction with the line common to lots Nos. One and Six of said Subdivision, forty-seven feet to the southwesterly corner of Lot No. Six in said Subdivision; thence in a northwesterly direction one hundred thirty-five and 37/100 feet to Grand Central Avenue, fifty-one and 6/10 feet to the place of beginning, being all of Lot No. One (1) as shown on the Plat of Subdivision of Lot No. Six in Greenmont Addition to Midway, of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 3, at Page 58.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 5608 Grand Central Avenue, Vienna, VA 26105.
AND BEING the same real estate which was conveyed to Neil E. Rader, by Deed dated October 10, 1995, from Carol K. Benson, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book, 949 at Page 43.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
