The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 10, 2010, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1627, at Page 621, Christopher E. Posey and Sierra Y. Posey did convey unto David G. Palmer and Susan L. Petrella, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:

Situate in the City of Parkersburg, County of Wood, and the State of West Virginia, more particularly bounded and described as follows, to wit:
FIRST TRACT: Being all of Lot No. 22 in what is known as City Park Place Addition to the City of Parkersburg, as shown on a plat of said Addition, of record in the Office of the Clerk of the County Court of Wood County, West Virginia, in Plat Book No. 3, at page 105, to which said play, so of record, reference is hereby made and had for a more particular description of said lot.
SECOND TRACT: Beginning at the northeasterly corner of Lot No. 22 of City Park Place Addition, a plat of which Addition is of record in the Office of the Clerk of the County Court of Wood County, West Virginia, in Plat Book 3, at page 105, which said place of beginning is also the intersection of the westerly line of Highland Avenue and the southerly line Twenty Fifth Street; thence in a northerly direction, extending said westerly line of Highland Avenue a distance of 25 feet, more or less, to the center of Twenty Fifth Street; thence in a westerly direction with the center of Twenty Fifth Street, 125 feet to a point, said point being in the easterly line of New York Avenue (extended); thence in a southerly direction, with the easterly line of New York Avenue, extended, a distance of 25 feet, more or less, to the northwesterly corner of said Lot No. 22; thence in an easterly direction, with the northerly line of said Lot No. 22, 125 feet to the place of beginning, said parcel being the southerly one-half of that section of Twenty-fifth Street between New York Avenue and Highland Avenue.
This conveyance is made subject to all easements, rights of way, restrictions, reservations and protective covenants, including but not limited to all oil, gas and mineral exceptions, reservations and leases, appearing in the chain of title.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2407 Highland Avenue, Parkersburg, WV 26101.

AND BEING the same real estate which was conveyed to Christopher E. Posey and Sierra Y. Posey by Deed dated September 28, 2010, from Terrance Dudzenski, Jr., and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1160, at Page 473.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
