The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated February 24, 2020, and duly recorded in the Office of the Clerk of the County Commission of Morgan County, West Virginia, in Deed of Trust Book 448, at Page 913, Mark A. Harford and Virginia C. Harford did convey unto Seneca Trustees, Inc., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Morgan County Courthouse, in Berkeley Springs, West Virginia, on
July 6, 2026, at 10:20 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Bath District, Morgan County, West Virginia, and more particularly described as follows:
The land referred to herein below is situated in the City of Berkeley Springs, County of Morgan, State of West Virginia, and is described as follows:
Lot Numbered Five (5), containing 1.34 acres, Lot Numbered Six (6), containing 2.04 Acres, and Lot Numbered Seven (7), containing 20.00 acres, as designated on the plat of Spring Brook Estates Subdivision, Section II, which plat is recorded in the Office of the Clerk of the County Commission of Morgan County, West Virginia, in Map Book No. 6, at Page 131, to which reference is hereby made.
Together with a non-exclusive right-of-way over the rights-of-way as designated on the aforesaid plat of Spring Brook Estate Subdivision which appears of record in the aforesaid County Clerk’s Office in Map Book 5 at Page 131.
Subject to a non-exclusive right-of-way in the other lot owners of Spring Brook Estates Subdivision, insofar as the rights-of-way designated on the above referenced plats cross the property hereby conveyed.
Subject to the covenants and restriction and membership in the Spring Brook Estates Lot Owners Association which are recorded in the aforesaid Morgan County Clerk’s Office in Deed Book No. 124, at Page 729.

This being the same property conveyed to Mark A. Harford and Virginia C. Harford, husband and wife, joint tenants with right of survivorship and not as tenants in common from G. Larry Omps and Barbara S. Omps, husband and wife, in their individual and marital capacities, in a Deed dated October 25, 1998, and recorded November 30, 1998, in Deed Book 184, Page 834 and instrument number 12934.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 406 Ashwil Way, Berkeley Springs, WV 25411.
AND BEING the same real estate which was conveyed to Mark A. Harford and Virginia C. Harford, by Deed dated October 25, 1998, from G. Larry Omps and Barbara S. Omps, and recorded in the Office of the Clerk of the County Commission of Morgan County, West Virginia, in Deed Book 184, at Page 834.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
