The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 11, 2016, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5061, at Page 9441, Michael B. Lowther and Donna Jean Lowther did convey unto Teays Valley Trustee LLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Beckley District, Raleigh County, West Virginia, and more particularly described as follows:
The following described lands, together with the improvements thereon, located in Raleigh County, State of West Virginia, described as Lot No. Twenty-Five (25) of Section Six (6) of the South Beckley Addition, situated in the City of Beckley Raleigh County, West Virginia, and being more particularly bounded and described as follows:
Said Lot front 50 feet on Granville Avenue of said Addition and extends back with Lot No. 24 on one side distance of 145 feet to Lot No. 50 of Section 6 of said addition and extends back with Lot No. 26 on the opposite side a distance of 150 feet to said Lot No. 50 bordering thereon 50.25 feet.
This Deed is made and accepted subject to all reservation, exception, limitations, restrictions and conditions contained in all former conveyances of said property or any part thereof, except those pertaining to race, color or creed.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 115 Granville Avenue, Beckley, WV 25801.
AND BEING the same real estate which was conveyed to Michael B. Lowther and Donna Jean Lowther, by Deed dated July 9, 2007, from Amy M. Wix, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5027, at Page 6867 and later re-recorded in Deed Book 5060, at Page 6155.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
