TRUSTEE’S SALE OF VALUABLE REAL ESTATE

The undersigned Substitute Trustees, by virtue of the authority vested in them by that certain Deed of Trust dated February 11, 2005, and duly recorded in the Office of the Clerk of the County Commission of Hampshire County, West Virginia, in Deed of Trust Book 386, at Page 123, Terrence E. Combs and Christina D. Combs, did convey unto Loudoun L. Thompson and Jeffrey N. Weatherholt, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint David D. Pill and Richard A. Pill, as Substitute Trustees by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee and Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Hampshire County Courthouse, in Romney, West Virginia, on

Wednesday November 29, 2017 at 11:00 a.m.

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Mill Creek District, Hampshire County, West Virginia, and more particularly described as follows:

All that certain tract or parcel or real estate containing 11 acres, more or less, situate in Mill Creek District, Hampshire County, West Virginia, and being more particularly bounded and described as follows:

Beginning at a pine marked in the line of a 101 acre tract of Robert Pliska and being a corner of the tract conveyed to Denver R. Smith by Canvy A. Smith and wife by deed dated May 7, 1973, recorded in Deed Book No. 202, at Page 1; thence with the boundary line of the Denver R. Smith tract reversed, N. 38, 30 E 11.3 poles; thence N. 13 15’ E., 38 poles to a walnut marked on top of a ridge; thence leaving the road N. 16 W. 17.5 poles to a pine on top of a ridge; thence with the South side of the road N. 79 43’ E. 170 feet; thence S. 87 15’ E. 143 feet; thence S. 79 10’ E. 122 feet to a white oak; thence S. 39 44’ E. 240 feet to a white oak, thence S. 18 46’ W. to three oaks, corner to the 101 acre tract to Robert Pliska; thence with his line reversed _____ poles to the beginning, containing 11 acres, more or less.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of HC 66, Box 206, Junction, WV 26824.

AND BEING the same real estate which was conveyed to Terrence E. Combs by Deed of Confirmation dated May 23, 1997, from Denver R. Smith, Jr., Executor Estate of Denver R. Smith, Sr., and recorded in the Office of the Clerk of the County Commission of Hampshire County, West Virginia, in Deed Book 376, at Page 167.

The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Trustee and Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
