The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated September 26, 2018, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Document No. 50683615, in Book No. 5068, at Page 3615, and modified by Corrective Affidavit recorded on April 17, 2026 at Book 5087 at Page 6768, Travis K Sullivan did convey unto Robert P Dunlap, II, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by The Huntington National Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse in Beckley, West Virginia, on

The surface of those two certain lots or parcels of land located in Town District, Raleigh County, West Virginia, more particularly described as follows:

TRACT1:
The surface of a part of Lot 8 of Subdivision of Property owned by Raleigh County National Bank, the map of which is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Map File 143A,
and being more particularly described as follows:
Beginning at a point on the easterly right-of-way line of Lillybrook Lane; thence with said right-of-way line N 0 degrees 17' E a distance of 92.01 feet to another point on said right-of-way line; thence leaving the said right-of-way line N. 81 degrees 19'E a distance of 178.42 feet; thence S.05 degrees 54' E a distance of 90 feet; thence S. 81 degrees 01' W a distance of 188.39 feet to the point of beginning and being Lot 8A as shown on an unrecorded map entitled "Property Map for Elmer L. & Dora S. Redden,' said map showing a subdivision of property formerly owned by Raleigh County National Bank.

The surface of Lot 8B as shown on a map entitled "Property Map for Elmer L. & Dora S. Redden" dated December 3, 1979, revised January 18, 1980, Prepared by Dennis J. Lilly, the said lot being more particularly described as follows:

Beginning at a point on the eastern right-of-way line of a forty foot street and being a common corner to Lots 8A and 8B; thence continuing with the right of-way N 0 degrees 17' E for a distance of 85.00 feet to another point on said right-of-way line and being a common corner to Lots 8B and 7A; thence leaving the right-of-way line N 81 degrees 00' E a distance of 169.30 feet to another common corner of Lots 7A and 8B; thence leaving Lot 7A S 05 degrees 54' E a distance of 85.00 feet to a common corner to Lots 8A and 8B; thence with the common line of Lots 8A and 8B S 81degrees 19' W a distance of 178.42 feet to the point and place of beginning.
Excepting and reserving unto Elmer R. Redden and Dora S. Redden an easement for purposes of water lines and sewer lines across the subject lot to serve other lots owned by Elmer R. Redden and Dora S. Redden and situated in the Subdivision of Property owned by Raleigh County National Bank, as referenced in Deed dated November 20, 1992 of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia on Microfilm Roll 33 at Page 2665.
And being the same property acquired by Travis K. Sullivan, by Deed dated Sept. 26, 2018, from Carl E. Lilly, Sr. and Carol A. Lilly, to be recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia prior to or simultaneously herewith.

At the time of the execution of the Deed of Trust, this property was reported to have an address of: 124 Lillybrook Ln, Crab Orchard, WV 25827.

The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk's Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.

The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: $9000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale. Sale is also subject to buyer providing Trustee with information needed for reporting requirements required by Federal Law including FinCen requirements (31 CFR Chapter X) within 15 days from date of sale.

FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.

Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
