NOTICE OF TRUSTEE’S SALE OF REAL ESTATE SITUATE IN TAZEWELL COUNTY, VIRGINIA In execution of the deed of trust, dated March 1, 2013, from Bobby Koen and Rita Koen to Robert L. Buzzo and E. Stephen Lilly, as trustees, of record in the Office of the Clerk of the Circuit Court of Tazewell County, Virginia, in Deed Book 2013, at page 4144, the undersigned trustee will offer for sale at public auction on November 29, 2016, at 10:00 a.m. at the front door of the Bluefield, Virginia Town Hall, 112 Huffard Drive, Bluefield, Virginia: PARCEL NO. 1: TAX MAP NUMBER: 024A501010001-0002 Property Address: 111 Luther Street Bluefield, Virginia 24605 All those certain lots or tracts of land, together with the improvements thereon and the appurtenances thereunto belonging, situate just west of the corporate limits of the Town of Bluefield, fronting on Virginia State Highway No. 19, and in Tazewell County, Virginia, more particularly bounded and described as follows, to-wit: FIRST TRACT: Being a portion of LOT ONE (1), SECTION ONE (1), as the same appears on a map entitled, “Property of Wagner and Tiller, West Graham, Va.,” which map is of record in the Clerk’s Office of the Circuit Court of Tazewell County, Virginia, in Deed Book 67, at page 10, and which tract is more particularly bounded and described as follows: “BEGINNING at a point, being the northeast corner of Lot 1, Section 1, on the aforesaid map and which corner is the intersection of the south line of Virginia State Highway No. 19 and the west line of Luther Street, which latter street leads to Maple Hill Cemetery; thence, leaving said highway and with the west line of said Luther Street S. 12 51′ E. 82 feet to a point, corner common to the residence tract now in the name of Lalia F. This conveyance is made subject to any and all easements, conditions, restrictions and covenants now of record in said clerk’s office, to the extent that the same may lawfully affect the property herein conveyed and subject to such matters as would be revealed by a careful inspection of the premises. PARCEL NO. 3: TAX MAP NUMBER: 024 A2 04 16 0012 1014 Virginia Avenue Bluefield, Virginia 24605 The following described real estate, together with the improvements thereon and appurtenances thereunto belonging, situate in the Town of Bluefield, Tazewell County, Virginia, more particularly bounded and described as follows: “LOT NUMBER TWELVE (12), in SECTION NUMBER SIXTEEN (16), as the same appears upon a map of lots of a part of the said Town of Bluefield, with certificate by Graham Land and Improvement Company, known as ‘Plan B;’, of record in the Clerk’s Office of the Circuit Court of Tazewell county, Virgin ia, in Deed Book, 29, page 13, to which map reference is here made.” This conveyance is made subject to any and all easements, conditions, restrictions and covenants now of record in said clerk’s office, to the extent that the same may lawfully affect the property herein conveyed and subject to such matters as would be revealed by a careful inspection of the premises. The real estate and any improvements thereon will be sold in “as is” condition without any warranties. The successful bidder will assume the risk of all loss or damage to the real estate and any improvements thereon after the sale, and be responsible for all costs of the conveyance including, but not limited to, any examination of title, preparation of the deed, grantor’s tax and recording fees.
