The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 20, 2000, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 901, at Page 704, Angela R. Doyle did convey unto Phyllis H. Arnold and Brian J. Fox, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of real estate situate, lying and being in the City of Parkersburg, County of Wood, and State of West Virginia, more particularly bounded and described as follows:
BEING all of Lot No. 17 and ten feet of Lot No. 16, adjacent to Lot No. 17 of Block A in Edgelawn Addition No. 2, a plat of which said Addition is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No, 4, at Page 35, to which said plat reference is here made and had for a more particular description of the property hereby conveyed.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 417 Point Drive, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to Angela R. Doyle by Deed dated July 7, 2000, from Gary Joe Lockhart and Linda S. Lockhart, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1015, at Page 790. AND FURTHER BEING the same property which was conveyed to Angela R. Doyle and Tricia L. White by Deed dated October 10, 2000, from Angela R. Doyle, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1018, at Page 739.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
