TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated March 29, 2018, and duly recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed of Trust Book 1191, at Page 484, Brandon A. Pitrolo did convey unto Seth Wilson, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Marion County Courthouse, in Fairmont, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Grant District, Marion County, West Virginia, and more particularly described as follows:

All of that certain lot or parcel of real estate, together with any buildings and improvements situate thereon and appurtenances thereunto belonging, situate, lying and being in Grant District, Marion County, West Virginia, and more particularly described by its metes and bounds as follows:
All of Lot 122 Mews Townhouse Subdivision, Phase 1, being more particularly shown on that certain plat of survey entitled “Plat of Mews Townhouse Lots 101-131 Phase 1, A Common Interest Community” prepared by George E. Piggot & Associates, Inc. dated November 15, 2016, revised March 2, 2017, and recorded in Office of the Clerk of the County Commission of Marion County, West Virginia in Plat Cabinet B, Sleeve No. 173.
Together with a non-exclusive easement or right of way on, over and across the platted roads of Canterbury Woods Subdivision including, without limitation, Woodbury Lane (sometimes known as Woodbury Drive), as laid down on Deed Book No. 1033, at Page 368; Deed Book No. 1041, at Page 589; Deed Book No. 1041, at Page 590; and Plat Cabinet B, Sleeve 161, for purposes of vehicular and pedestrian ingress, egress and regress to and from the subject real estate and the Mall Access Road or Ring.
Together with a non-exclusive easement and right of way, on, over and across the Mall Access Road or Ring Road for purpose of vehicular and pedestrian ingress, egress, and regress to and from the subject real estate and U.S. Route 250.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 205 Kingsbury Court, White Hall, WV 26554.

AND BEING the same real estate which was conveyed to Brandon A. Pitrolo, by Deed dated February 27, 2018, from Dan Ryan Builders West Virginia, LLC, and recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed Book 1226 at Page 519.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
