TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated February 6, 2015, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1858, at Page 225, Dickey L. Christian and Leva L. Christian did convey unto Andrew C. Skinner, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
TRACT 1: Situate and being in the City of Parkersburg, County of Wood, and State of West Virginia, and more particularly described as follows:

Being all of Lot No. 34 as shown on the plat of Fairview Heights Addition, Section B of Parkersburg Wood County, West Virginia, of record in the Office of the Clerk of the County Court of Wood County, West Virginia, in Plat Book 9, at page 57, to which said plat reference is here made and had for a more particular description of said lot(s) by metes and bounds.

TRACT 2: All that certain tract or parcel of land situate and being in the City of Parkersburg, County of Wood, and State of West Virginia, more particularly described as follows:

Beginning at the southeasterly corner of Lot No. Seventeen (17) of Fairview Heights Addition, Section “C”, as shown on the plat of said Section of said Addition of record in the Office of the Clerk of the County Court of Wood County, West Virginia, in Plat book 12, at page 27, and thence in a northerly direction with the easterly line of said Lot Number Seventeen (17) one hundred seventy-five (175) feet to a point in the northeasterly corner of said Lot Number Seventeen (17); thence with the common line between Lots Number Sixteen (16), Seventeen (17) of said Section “C”, in a westerly direction, eighty-five (85) feet to a point; thence in a southerly direction one hundred sixty (160) feet more or less, to a point in the common line between Lots Numbers Seventeen (17) and Eighteen (18) of said Section “C”, which said point is thirty (30) feet westerly, measured along said common line, from the southeasterly corner of said Lot Number Seventeen (17); and thence with the said common line, in an easterly direction, thirty (30) feet to the place of beginning, being a part of Lot Number Seventeen (17) of Fairview Heights Addition, Section “C”, and a part of the land conveyed to the parties of the first part by Fairview Heights, Inc., by deed dated the 30th day of October 1963, of record in the office of the aforesaid Clerk in deed Book ___, at page ____.

There is expressly reserved unto the said parties of the first part, a right-of-way or easement over and along the southerly fifteen (15) feet of the parcel hereinbefore described, adjacent to Lot Number Eighteen (18) of said Section “C”, for the construction, maintenance and reconstruction of utility facilities servicing the improvements on the portion of said Lot Number Seventeen (17), not hereby conveyed.

EXCEPTING THEREFROM THE FOLLOWING:

TRACT ONE: Beginning at the southwest corner of Lot (33) of Fairview Heights Addition, Section “B”, as shown in Plat Book 9, at page 57; thence N. 56-26 W. 43.39 feet to an iron rod; thence N. 15-15-59 E; 54.59 feet to an iron rod; thence S. 33-34 W. 75.0 feet to the place of beginning containing 3,374.00 square feet and being part of Lot (17) of Fairview Heights Addition, Section “C”, as shown in Plat Book 12, at page 27.

TRACT TWO: Beginning at the common corner of Lots (32) and (33) of Fairview Heights Addition Section “B” as shown in Plat Book 9, at page 57, thence S. 33-34 W; 37-64 feet to an iron rod; thence N. 73-74 W. 30.0 feet to an iron rod; thence N. 15-15-59 E. 48.75 feet to an iron rod; thence S. 56-26 E. 43.39 feet to an iron rod and the place of beginning, containing 1,548.00 square feet and being part of Lot (17) Fairview Heights Addition, Section “C” as shown in Plat Book 17, at page 27.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2907 Morningside Avenue, Parkersburg, WV 26101.

AND BEING the same real estate which was conveyed to Dickey L. Christian and Leva L. Christian, by Deed dated January 27, 2015, from Brian L. Mitchell, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1225, at Page 309.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
