NOTICE OF SUCCESSOR TRUSTEE’S SALE Notice is hereby given, by virtue of the authority vested in the undersigned Successor Trustees, Eric M. Johnson and L. Elizabeth King, by that certain Deed of Trust made by Carol M. Spencer A/K/A Carrol M. Chester A/K/A Carol M. Chester A/K/A Carol Mozell Chester, dated October 16, 2015, and recorded October 19, 2015, in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Trust Deed Book 4131, at page 670, the said Successor Trustees acting by virtue of that certain Appointment of Successor Trustee dated June 12, 2024, and recorded June 21, 2024, in the aforesaid Clerk’s office in Trust Deed Book 4697, at page 889, and default having been made in the payment of the Note secured by the aforesaid Deed of Trust, and having been requested in writing by the owner and holder of the Note, will offer for sale, at public auction, to the highest bidder at the front door of the Courthouse of Kanawha County, West Virginia, on Thursday, July 17, 2025, the following properties at the times set forth below. Being the same property as conveyed by Deed dated September 25, 1987 from James H. Nelson, unto Carol Mozell Chester, of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia in Deed Book 2182 at Page 322. SALE #3: 11:25 a.m., July 17, 2025 LT 12 BK 3 WEST DUNBAR That certain parcel of land hereinafter described, together with the improvements thereon and the appurtenances thereunto belonging, and being more particularly described as follows: Being all of Lot Twelve (12), Block Three (3) as shown upon a map of West Dunbar Addition, in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, being the same property as conveyed by Deed dated September 22, 1987 from Ethel Wiblin and Esther Wiblin, unto Carol M. Chester of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia in Deed Book 2182 at page 162. BULK PURCHASE AUCTION: 11:30 a.m., July 17, 2025 At the conclusion of Sales #1 through #3 for each of the individual properties, an upset bid auction will be conducted for the purchase of all of the three properties described above as a group, subject to the Terms of Sales stated below. The minimum upset bid amount will be the sum total of the winning bids for each individual property sale plus ten percent (10%). If an upset bid is received in the amount of 110% or greater of the cumulative total of Sales #1 through #3, said high bidder of the Bulk Purchase Auction shall be deemed the high bidder on each individual property and, therefore, be entitled to a deed to each property upon payment in full of the upset bid amount. TERMS OF SALES: Each parcel will be sold “AS IS, WHERE IS,” in its present condition and with all faults and defects, if any. Each parcel will be conveyed by deed with no covenants of warranty of title. Each parcel shall be sold subject to all liens not discharged by the sale, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges and liens with priority to the Deed of Trust pursuant to which this sale is being conducted. Each parcel shall be sold subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s office or visible upon the ground. Each parcel will be sold to the highest bidder and the purchaser shall tender to the Trustees 10% of the purchase price(s) in certified funds at the time of the sale, and the remaining amount of the bid shall be paid to the Trustees on or before August 6, 2025. In addition to the payment of the bid price(s), the purchaser or purchasers of the parcels shall be responsible for paying a 10% buyer’s premium to Joe R. Pyle Complete Auction & Realty LLC immediately at the conclusion of the auction. This buyer’s premium is in addition to the winning bid amount. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamps to be affixed to the deed). The Successor Trustees and WesBanco Bank, Inc., shall not be responsible for the removal of any person or personal property from the Premises. Pursuant to the Deed of Trust, the Successor Trustees may postpone the sale by public announcement at the time and place designated and act by agent in the execution of the sale. Stand Energy Corporation has filed an application with the West Virginia Public Service Commission (“PSC”) for a certificate to provide natural gas supply services as a supplier or aggregator of natural gas services.
