NOTICE OF SALE OF CHURCH PROPERTY KNOW ALL MEN BY THESE PRESENTS: NOTICE IS HEREBY GIVEN in compliance with Section 10, Article 1, Chapter 35, Code of West Virginia, 1931, as amended, and in pursuance of a resolution of Wayne Community Church, formerly known as Wayne Community Holiness Church, Wayne, Wayne County, West Virginia, by the select body to whom the authority to administer the property and financial affairs of Wayne Community Church, formerly known as Wayne Community Holiness Church, Wayne, West Virginia, is committed by its rules, by-laws and ecclesiastical polity, approved and adopted at a meeting thereof on the 3rd day of June, 2025, at which meeting the TRUSTEES OF WAYNE COMMUNITY CHURCH, Wayne, Wayne County, West Virginia, were further empowered and instructed to sell and grant unto Alvra Adams, Jr. and Rose Marie Adams, with covenant of SPECIAL WARRANTY, for the net sum of One Hundred Five Thousand Dollars, on or after the 31st day of July, 2025, the following described real property being conveyed by said Church: All those certain tracts or parcels of real estate situate in the Dingee Addition to the Town of Wayne, Union District, Wayne County, West Virginia, and being more particularly bounded and described as follows: TRACT NUMBER ONE (1): Designated on that certain Map of the Dingee Addition to the Town of Wayne, and being the same property conveyed by Vadie Workman and S. P. Workman, her husband, to Amanda Osburn, by deed dated the 22nd day of March, 1926, and which deed is recorded in the Office of the Clerk of the County Court of Wayne County, West Virginia, in Deed Book No. 150, at Page 139, and being designated in said deed as Lot Six, Seven, and part of Lot Eight, Block Nineteen, which are inaccurate as to Lot Numbers. And being the correct lots as shown by decree of the Circuit Court of Wayne County, West Virginia, in a suit in Ejectment in which Amanda Osburn was plaintiff, and Arlington Pyles and Tokie Pyles were defendants, which is recorded in the Office of the Clerk of the County Court of Wayne County, West Virginia, in Deed Book No. 238, at Page 305, which shows the lots to be part of 5, 6, and 7 and bounded and described as follows: Beginning at an iron pin in the southerly line of Roanoke Circle half way between the dwelling of Amanda Osburn and Arlington Pyles, said iron pin also stands N. 77 deg. W. 72 feet along the southerly line of said Roanoke Circle from the intersection of the old Prichard Keesee line with the southerly line of Roanoke Circle; thence down the hill, S. 11 deg. 30′ E. 95 feet to an iron pin in the northerly line of a 20 foot alley; thence easterly with said northerly line of a 20 foot alley, 86 feet to a stake in said old Prichard-Keesee line; thence running with said Prichard-Keesee line, N. 26 deg. 19′ W. 76 feet to a stake in the southerly line of Roanoke Circle; thence with the southerly line of Roanoke Circle N. 77 deg. W. 72 feet to the beginning. Being fractional parts of Lots Numbers Five (5) Six (6) and Seven (7) Block Nineteen (19), of Plat Number One (1) of the Dingee Addition, Wayne, West Virginia. Also as shown on a map filed in the Office of the aforesaid Clerk entitled Amanda Osburn, vs. In Ejectment, Arlington Pyles, et al. TRACT NUMBER TWO (2): BEGINNING at a point in the line of Tract No. 1 of the lands now or formerly owned by Sherrill Medley et ux (D.B. 400, Pg. 553) and the lands of the Trustees of the Wayne Community Holiness Church (D.B. 405, Pg. 738), the said point is located 10 feet west of the lower comer of the Wayne Community Holiness Church; thence, with the. lands of the said Church, N. 23 deg. 07′ E. 46 feet 8 inches (46.67 feet) to a point on the south side of Roanoke Circle; thence, leaving the lands of the said Church, and with the said Circle, N. 68 deg. 21′ W. 26 feet 2 inches (26.17 feet) to a comer common to Tract No. 1 of the lands of the said Medley, et ux; thence, leaving the said Circle and with the said Tract No. 1, S. 06 deg. 31′ E. 52.92 feet to the place of beginning, containing 610 square feet, more or less, as surveyed by Ronald L. Eastham & Associates, Inc., on July 25, 1974. H. Dingee Map of the Town of Wayne, and more particularly bounded and described as follows: Beginning at the Southwest comer of Lot No. 7; thence with a street an Easterly direction to the East comer of Lot No. 6; thence a straight line in a Southeasterly direction to the line of B. J. Prichard and others; thence in a Northerly direction with the Keesee and Prichard line to the beginning. EXCEPTING, HOWEVER, a small portion of the above described real estate conveyed to William R. Napier by deed from Gussie Ferguson, et als, Trustees of The Pilgrim Holiness Church of Wayne, West Virginia, dated the 23rd day of June, 1966, and recorded in the Office of the Clerk of the County Court of Wayne County, West Virginia, in Deed Book No. 359, at Page 409. Tracts Number One and Two being the same property granted unto Trustees of the Wayne Community Church, Wayne, Wayne County, West Virginia, by Delbert Lee Pack and Wanda Lee Pack, husband and wife, by conveyance dated the 9th day of May, 1991, and recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Deed Book No. 542, Pg. 413. Tract Number Three being the same property granted unto Trustees of the Wayne Community Holiness Church, by L. K. Davis, J. F. Lint and Eugene White, as Trustees of the West Virginia District of The Wesleyan Church, by conveyance dated the 21st day of October, 1971, and recorded in the aforesaid Clerk’s Office in Deed Book 405, Pg. 738.
