NOTICE OF TRUSTEE’S SALE
Under authority of that certain Deed of Trust dated October 16, 2013, from Joshua James Pingley and Alisha Kristine McLaughlin to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Randolph County, West Virginia in Trust Deed Book No. 516, at page 594, securing a promissory note in the principal amount of $74,414.75, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Randolph County Courthouse in Elkins, West Virginia, on October 9, 2025 at 12:00 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, that certain tract or parcel of real estate, together with the improvements thereon and appurtenances thereunto belonging, situate on West Virginia Secondary Route 37/8, 0.9 mile southeast of the intersection of WV Secondary Route 37 (Back Road), and 5 miles south of Dailey, on the waters of Crawford Run of the Tygart Valley River, Valley Bend District, Randolph County, West Virginia, being more particularly bounded and described as follows:

Pingley reserved land and a corner in line of Tanners Farm LLC (Deed Book 508 at page 765) set a 3/4 inch by 42 inch rebar with a 2-3/4 inch diameter orange plastic cap, from which an electric power pole #A1893 bears S 86 degrees 50′ E, 4.60 feet and a car axle found with a down marked stone, at a wire fence corner, a corner to said Tanners Farm and Pingley, bears S 60* 13′ W, 1595.07 feet, thence with said Tanners Farm LLC and in part along a wire fence N 60 degrees 14′ E, 397.09 Feet to Corner No. 5, a point in the west edge of the creek bed of Crawford Run, a corner in line of said Tanners Farm LLC and a corner to said Pingley reserved land, set a 3/4 inch by 30 inch rebar with a 2-3/4 inch diameter orange plastic cap, from which a 2 inch diameter iron pipe with brass cap, found, USA Corner No. 2-436, bears N 60 degrees 13′ E, 145.84 feet, thence through the parent Pingley tract of Deed Book 506 at page 320 S 43 degrees 40’ E, 353.42 Feet to Corner No. 1, the Beginning, Containing 2.33 Acres, as surveyed in July 2012 by Leon G. Mallow, Professional Surveyor of Leon G. Mallow Surveying, Inc., Route 1, Box 117, Montrose, WV and as shown on a plat attached and made a part of this description.

Being part of Tract Three, a parent 36.71 acre tract of land as was conveyed by Victor . Pingley and Randall L. Pingley to VICTOR L. PINGLEY AND SONDRA J. PINGLEY on October 10, 2005 and recorded in the Office of the County Clerk of Randolph County in Deed Book 506 at page 230. A survey pat of this 36.71 acre tract is of record in Deed Book 320 at page 391. Tax Map Sheet 121, Part of Parcel No. 31.
Together with a 2014 CMH Manufactured Home, Serial Number CLM095711TN.
Being the same property conveyed from Victor L. Pingley and Sondra J. Pingley, husband and wife, to Joshua J. Pingley by Deed dated August 22, 2012, of record in the aforesaid Clerk’s office in Deed Book No. 554, at page 526.
