TRUSTEE’S SALE OF
VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 31, 2020, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 2127, at Page 426, Carri E. Pakozdi did convey unto Andrew C. Skinner, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of real estate situate, lying and being in the City of Parkersburg, Wood County, West Virginia, and more particularly bounded and described as follows: Being 100 feet North of Elm Street and on the East side of Chestnut Street, and fronting 50 feet on said Chestnut Street and running back between parallel lines 93.7 feet to the Samuel McHenry Line.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 848 Chestnut Street, Parkersburg, WV 26101.

AND BEING the same real estate which was conveyed to Carri E. Pakozdi, by Deed dated July 31, 2020, from Parker Lucas and Susan Lucas, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1310, at Page 315.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

NOTICE OF SALE
UNDER DEED OF TRUST
Notice is hereby given that, under authority of a certain deed of trust hereinafter described, the undersigned Substitute Trustee will, at the front door of the Randolph County Courthouse, in Elkins, West Virginia, on
August 5, 2026 11:00 a.m.
offer for sale certain property described in that certain deed of trust executed by ROBERT LOUK to Triplett & Triplett, LC, and Rebecca L. McClung, as Trustees, which deed of trust is dated the 27th day of January, 2021, and of record in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Trust Deed Book 598, at Page 725 ; and given to secure Mountain Valley Bank, N.A. , the payment of a note therein described.
By Substitution of Trustee dated June 16, 2026, and of record in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Trust Deed Book 658, at Page 575, Jennifer L. Morgan was appointed Substitute Trustee.
The premises subject to the above-described deed of trust, which premises will be sold at the above stated public auction are those certain lots designated as Lots Nos. 69 and 70, in Block “J” of the Hinkle Addition to the City of Elkins, Randolph County, West Virginia, which said lots are bounded on the South for 90 feet by Central Street, on the West for 142 feet by Worth Avenue, on the North for 90 feet by an alley, and on the East for 142 feet by Lot No. 68.
Being the parcel of real estate as conveyed to Robert F. Louk from Mitchell Lee Walling and Brianna Walling by deed dated January 28, 2021, and of record in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 615, at page 446.
This conveyance is made subject to any and all reservations, restrictions, exceptions, rights-of-way and easements as set forth in prior instruments of record in the chain of title to said real estate.
The above-described property will be sold subject to all reservations, restrictions, exceptions and conditions contained in all prior deeds conveying said real estate except those pertaining to race, color or creed, and subject to all unpaid levies and assessments including real estate taxes.
TERMS OF SALE: Cash in hand on day of sale, or ten percent (10% down), or approved line of credit with closing to occur within thirty (30) days. Purchaser accepts subject real estate “AS IS”.
