The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated January 28, 2005, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1265, at Page 182, and by Loan Modification in Deed of Trust Book 1733, at Page 731, and by Loan Modification in Deed of Trust Book 1857, at Page 181, Matthew E. Gilliland did convey unto David G. Palmer, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office in Book 1897, at Page 730; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:

 

Situate in the City of Parkersburg, County of Wood, and the State of West Virginia, more particularly bounded and described as follows, to wit:

 

BEING all of Not No. 13 of J. W. Dils Heirs Addition No. 1 to the City of Parkersburg fronting 40 feet on Twenty-third Street and running back 91.13 feet to an alley, as shown on a plat of said Addition of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 1, at page 9.

 

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1306 23rd Street, Parkersburg, WV 26101.

 

AND BEING the same real estate which was conveyed to Matthew E. Gilliland, by Deed dated December 2, 2004, from Cody A. Irick and Lori A, Irick, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book, 1077 at Page 538.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
