The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated November 15, 2010, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1627, at Page 830, Thomas L. McClung and Heather A. Bibbee did convey unto Robert K. Tebay, III and Susan L. Petrella, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of real estate situate, lying and being in the City of Parkersburg, County of Wood and State of West Virginia, more particularly bounded and described as follows:
BEING all of Lot No. 10 of Hallás Addition No. 1 to the City of Parkersburg, Wood County, West Virginia, a plat of which said Addition is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 7, at Page 21, to which plat reference is hereby made and had for a more particular description of said property.
This conveyance is made subject to all rights of way, reservations, restrictive and protective covenants, utility easements and oil, gas, and mineral leases of record in the chain of title in the aforesaid Clerkás Office.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 709 Summers Street, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to Thomas L. McClung and Heather A. Bibbee,by Deed dated November 15, 2010, from Ilona G. Johnson fka Ilona G. Dye, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1160, at Page 504.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
