The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated November 5, 2003, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1166, at Page 867 and re-recorded in Deed of Trust Book 1177, at Page 694, Walter J. Robinson and Michele L. Robinson did convey unto Samme L. Gee and Lew G. Tyree, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
Situate in the City of Parkersburg, County of Wood, and the State of West Virginia, more particularly bounded and described as follows, to wit:
First Tract:
BEING all of Lot No. Two (2) as shown on the plat of R. R. DeBusseyás Neale View Addition to Parkersburg, which plat is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 8, at page 25, to which said plat reference is here made and had for a more particular description of said lot by metes and bounds.
Second Tract:
BEGINNING at the front common corner of Lots #1 and #2 of R.R. DeBusseyás Neal View Addition (Plat Book 8, Page 25), said corner now being a chiseled âXã in a concrete driveway in the easterly line of Liberty Street; thence S. 63 degrees 45á E. 87.35á along the common line of Lots #1 and #2 to a point at the rear common corner lot Lots #1 and #2; thence S. 26 degrees 04á W. 1.00á to a chiseled âXã in concrete; thence N. 66 degrees 02á W. 87.41á, cutting across Lot #1 to a 1/2ã iron pipe set; thence N. 26 degrees 04á E., 4.47á along the easterly line of Liberty Street to the place of beginning; containing 0.005 acre (283.9 square feet), and being a parcel off the northerly side of Lot #1 of R.R. DeBusseyás Neal View Addition.
This conveyance is made subject to all easements, rights of way, restrictions, reservations and protective covenants, including but not limited to all oil, gas and mineral exceptions, reservations and leases, appearing in the chain of title.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3502 Liberty Street, Parkersburg, WV 26104.
AND BEING the same real estate which was conveyed to Michele L. Robinson, by Deed dated September 5, 2000, from George H. Hawes and Virginia C. Hawes, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1017, at Page 758.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
