NOTICE OF TRUSTEE’S SALE Notice is hereby given that by virtue of authority vested in the undersigned Trustee by that certain deed of trust executed by WAYNETTE ADKINS to K. E. MCGINNIS and J. MAURICE CLARK, dated the 6th day of MARCH, 2013, securing HUNTINGTON FEDERAL SAVINGS BANK, and recorded in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book No. 2475, at page 19, by which was conveyed to the said Trustees the hereinafter described real estate, to secure the payment of a certain note set out and described therein, and the owner and holders of said note, in exercise of the right and authority granted in the aforementioned deed of trust, having appointed KERRY E. ADKINS as Substitute Trustee, by that certain Appointment of Substitute Trustee dated the 20th day of NOVEMBER, 2020, and recorded in the aforesaid Clerk’s Office in Bonds, Contracts and Leases Book 405, at page 693, and default having been made in the payment of said note, and the said KERRY E. ADKINS, Substitute Trustee, having been requested so to do by the owner and holder of said note, shall sell to the highest and best bidder, on DECEMBER 16, 2020 at 10:00 AM, at the EAST DOOR of the Court House of Cabell County, West Virginia, the following described real estate: PARCEL ONE: The surface only of a certain piece or parcel of land situated on Davis Creek, a tributary of Four Pole Creek about six miles south of Huntington, West Virginia, on State Route 10 in Guyandotte District, Cabell County, West Virginia, and being more particularly described as follows: BEGINNING at a re-rod in the northerly line of a 30 foot right of way and being the south easterly comer of a .42 acre tract described in deed dated March 20, 1986, and recorded in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 872, at Page 318; thence following said right of way S. 70 3S’ W 25.01 feet to a point; thence, severing the .42 acre tract, N. 23 10′ 19″ W 91.29 feet to a point in the northerly line of the .42 acre tract; thence with said n01therly line N 80 09’31” E 32.09 feet to a re-rod being the north easterly corner of the .42 acre tract; thence with the easterly line of the .42 acre tract S 18 59′ E 85.76 feet to the point of BEGINNING. TOGETHER WITH rights to the 30′ roadway easement. PARCEL TWO: The surface only of a ce1iain piece or parcel of land situated on Davis Creek, a tributary of Four Pole Creek about six miles south of Huntington, West Virginia, on State Route 10 in Guyandotte District, Cabell County, West Virginia, and being more particularly described as follows: BEGINNING at a re-rod in the southerly line of Ellet Adkins as is recorded in Deed Book 664, at Page 479 and in the northerly line of James L. Adkins as is recorded in Deed Book 819, at Page 356, said re-rod being the northeast corner of Barry R. Turley and Sharon Turley as described in Deed Book 948, at Page 477; thence, leaving the line of Ellet Adkins South 18 59′ East a distance of 85.76 feet to a re-rod in the northerly line of a 30 foot right of way; thence, with the no1iherly line of the aforesaid right of way in an easterly direction 44.74 feet to an iron pipe; thence, with a curve having a radius of 165. 00 feet and with the northerly line of said 30 foot right of way to an iron pipe; thence, continuing with the n01iher ly line of said 30 foot right of way North 69 45’08” East a distance of 10.50 feet; thence, leaving the northerly line of the aforesaid 30 foot right of way North 18 59 ‘ West a distance of 78.00 feet to an iron pipe, said iron pipe being the beginning point of James Lee Adkins , Deed Book 859, at Page 191; thence, westerly with the southerly line of Ellet Adkins a distance of 72.80 feet to the point of BEGINNING. TOG ETHER WITH an easement granted by Adkins Investment Corporation, a West Virginia Corporation to Gary Lee Adkins and Waynette Adkins, husband and wife dated November 24, 1992, and recorded in Bonds, Contracts and Leases Book 286, at page 733.
