NOTICE OF TRUSTEE’S SALE OF REAL ESTATE LOCATED AT
1608 FARMER STREET,
RICHLANDS,
TAZEWELL COUNTY, VIRGINIA
In execution of a Deed of Trust from William J. Horn (now deceased), Sherry F. Horn, and Christian Ray, f/k/a Christina M. Blankenship, for the benefit of National Bank of Blacksburg, dated July 23, 2004, recorded in the Tazewell County Circuit Court Clerk’s Office in Deed Book 917, page 168, there having been a default under said deed of trust and the promissory note secured by it, and the beneficiary secured thereby having directed execution thereof and having appointed Samuel D. Campbell as substitute trustee by Appointment of Substitute Trustee, dated May 31, 2022, recorded in said Clerk’s Office on June 13, 2022 as land instrument # 2022-1791, and 14 days prior written notice of sale having been given to all parties entitled to such notice under Virginia Code §55.1-321, I, Samuel D. Campbell, sole substitute trustee, shall proceed to execute said deed of trust by offering the following real property for sale at public auction at the front of the Tazewell County Circuit Courthouse, Main Street entrance, 101 Main Street, Tazewell, Virginia, on Tuesday, July 19, 2022 at 9:00 a.m.:
1.37± acres of improved land located at 1608 Farmer Street in the Town of Richlands, Tazewell County, Virginia, currently bearing tax map/parcel # 105A9A0009, as fully described in the aforesaid 7-23-2004 deed of trust and in a deed dated May 10, 2001, recorded the Tazewell County Circuit Court Clerk’s Office in Deed Book 817, page 594, and depicted on a survey plat recorded in Plat Book 15, page 71.
Terms of Sale: Cash deposit of 10% of the selling price (highest bid) of the property on the day of sale, full balance of the purchase price in cash or its equivalent at settlement within 20 consecutive calendar days after the date of sale. If the successful bidder defaults, then the property may be sold to the next highest bidder and the deposit shall be deemed forfeited. Additional terms of sale may be announced at the time of sale. The property will be sold and conveyed in “AS IS” condition, and title will be transferred by trustee’s deed with special warranty of title, subject to any and all easements, covenants, conditions, restrictions, reservations, and/or regulations existing at the time of sale.
