NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated February 11, 1994, executed by Borrower(s), Willis A Bosley and Lisa Ann Bosley, to Judy Scott and Robert P. Howell, the Trustee of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book 2154, at Page 71. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 734 98th Street, Marmet, WV 25315. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated February 21, 2025, of record in the Clerk’s Office in Book 4735, Page 964. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Kanawha County, in Charleston, West Virginia, on the following date: 30th day of July, 2025 at 11:45 a.m. All that certain parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Church Hollow near the Town of Marmet, in Loudon District, Kanawha County, West Virginia, bounded and described as follows, to-wit: BEGINNING at an iron pin situate at the southerly edge of a four foot concrete sidewalk and located S. 32 40` E. 68.67 feet from an “X” cut in a large rock in Church Hollow Branch near the Town of Marmet, running thence N. 76 45` E. following the southerly edge of said concrete sidewalk a distance of 108.84 feet to an iron pin on the edge of said sidewalk; thence S. 16 07` E. 261.07 feet to an iron pin; thence S. 76 45` W. 30 feet to an iron pin in the fence line; thence N. (erroneously referred to as S. in prior deeds in the chain of title) 32 40` W. 276.47 feet to the place of beginning, and being a part of that certain parcel of land containing four (4) acres and thirty-three (33) poles; the said parcel of land hereby conveyed being shown more fully upon that certain map thereof entitled “Map Showing 0.146 Acre Parcel of Land on the Waters of Church Hollow Branch in the Town of Marmet Kanawha County West Virginia to be Conveyed to Lisa Ann Bosley and Willis Allen Bosley”, dated December 28, 1993, having been made by Paul G. Smith, R.P.S., a copy of same being attached hereto and made a part hereof. And being the same property conveyed unto Iva Mae Beasley, one of the first parties hereto, by Ira S. Bowen, Jr., unmarried, by deed dated July 26, 1984, of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 2069, at page 778; and also being the same property conveyed unto Lisa A. Bosley by Iva Mae Beasley and Charles Beasley, her husband, by deed dated February 11, 1994, to be recorded in Deed Book 2333 at Page 293 in the aforesaid Clerk`s Office. This conveyance is made subject to any and all covenants, restrictions, and easements as the same may appear in instruments of record in the aforesaid Clerk`s Office. TERMS OF SALE: 1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property. 2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code 11-22-1. 3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale. 4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee. 5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY. 6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale. Notice of Public Comment Huntington WV Housing Authority PHA Annual and Five-Year Plan The Huntington WV Housing Authority will be receiving comments on its PHA Annual and Five-Year Plans until August 26th, 2025 at 2:00 p.m. at its main office (Johnston Centre) located at 300 Seventh Avenue, West, Huntington, WV 25701, at which time and place a public meeting will be held. The purpose of this advertisement and meeting is to provide an opportunity for members of the community, both residents and non-residents, to provide their comments regarding the Huntington WV Housing Authority’s PHA Annual and Five-Year Plans. Written comments may be mailed to the Huntington WV Housing Authority, Attn: PHA Plan at 300 Seventh Avenue West, Huntington, WV, 25701, faxed to (304) 526-4444 or emailed to [email protected].
