NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated March 2, 2017, from Chad M. Larew, Kimberly Marie Larew and David R. Young Jr. to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Putnam County, West Virginia in Trust Deed Book No. 1154, at page 349, securing a promissory note in the principal amount of $102,065.00, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Putnam County Courthouse in Winfield, West Virginia on July 31, 2020 at 9:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all that certain lot, tract and parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, as follows: Situated in Teays Valley District of Putnam County, West Virginia, described as follows: Beginning at an iron pin, common corner to Lot One, Two and Three of the J. F. Young Estate Subdivision lots, as shown on the attached map; thence, leaving Lots One and Two and running with the common boundary line to Lot Three (Susan E. Young; Deed Book 397, page 216; Tax Map 191, Parcel 31.5) S. 50 20′ 01″ W. 742.50 feet to a found T-Rail, common corner to Lots Three, and Lot Seven (Delmar Hammicks; Deed Book 445, page 191; Tax Map 191, Parcel 31.3), and Lot Six (John O. Young; Deed Book 279, page 276; Tax Map 191, Parcel 31.2), and Lot Five (Sarah F. Young; Will Book 38, page 341; Tax Map 191, Parcel 31.4); thence leaving Lots Three, Seven and Six, and running with the common boundary line to Lot Five, N. 53 14′ 01 W. (crossing over the access road in the process) 736.04 feet in all to a found axel, common corner to another tract owned by said Sarah F. Young (Deed Book 438, page 195; Tax Map 191, Parcel 30); thence N. 46 47′ 09″ E. 254.57 feet to an iron pin; thence N. 41 12′ 10″ E. 281.76 feet to an iron pin; thence N 80 28′ 10″ E. 63.28 feet to a found 24-inch white oak; thence N. 57 15′ 16″ E. 140.97 feet to an iron pin, common corner to said Lot Two; thence with the common boundary line of said Lot Two S. 54 10′ 41″ E. 751.17 feet to the place of beginning, containing 12.50 acres, being all of Lot Four (4) of the J. F. Young Estate Subdivision, and being all as shown upon the October 27, 2006, survey map of the same prepared by Donald R. Hayes, PLS 902, and by reference made an integral part hereof and declared to be controlling in its depiction. Being the same property conveyed from David R. Young, Jr. to David R. Young Jr., Chad M. Larew and Kimberly Marie Larew, by Deed dated March 2, 2017, of record in the aforesaid Clerk’s office in Deed Book No. 556, at page 860. Terms of the sale: Ten percent nonrefundable cash deposit due at sale. Ninety percent balance of purchase price due within thirty days of date of sale.
