TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated August 1, 2008, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2238, at Page 428, Michelle L. Tabor did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on September 24, 2020, at 1:45 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Kyle District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land situated in the City of Huntington, Cabell County, West Virginia, known and designated on a map of Central City, a copy of which map was filed in the Cabell County Court Clerk’s Office on 3 October 1891 as the George McKendree map of Central City (now a part of Huntington) as LOT TWENTY-EIGHT (28) AND THE WESTERLY ONE-HALF (1/2) OF LOT TWENTY-NINE (29), BLOCK ONE HUNDRED FORTY-ONE (141), and being more particularly described as follows: BEGINNING at a point in the north line of Monroe Avenue, said point being westerly 87.5 feet from the intersection of said north line of Monroe Avenue S. 71 degrees 57′ W. 37.5 feet to a point; thence leaving said north line N. 18 degrees 03′ W. 155 feet to a point in the south line of a 20 foot alley, thence with said alley line N. 71 degrees 57′ E. 37.5 feet to a point; thence S. 18 degrees 03′ E. 155 feet to the point of BEGINNING. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1810 Monroe Avenue, Huntington, WV 25704. AND BEING the same real estate which was conveyed to Michelle L. Tabor by deed dated July 31, 2008, from Paul Frederick Mellert and Jo K. Mellert, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1190, at Page 706. The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
