NOTICE OF TRUSTEE’S SALE Notice is hereby given that by virtue of authority vested in the undersigned Trustee by that certain deed of trust executed by BRUCE WAYNE DIAL to K.E. MCGINNIS and J. MAURICE CLARK, dated the 31st day of August, 2009, securing HUNTINGTON FEDERAL SAVINGS BANK, and recorded in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book No. 2296, at page 104, by which was conveyed to the said Trustees the hereinafter described real estate, to secure the payment of a certain note set out and described therein, and the owner and holders of said note, in exercise of the right and authority granted in the aforementioned deed of trust, having appointed KERRY E. ADKINS as Substitute Trustee, by that certain Appointment of Substitute Trustee dated the 6th day of January, 2021, and recorded in the aforesaid Clerk’s Office in Bonds, Contracts and Leases Book 406, at page 301, and default having been made in the payment of said note, and the said KERRY E. ADKINS, Substitute Trustee, having been requested so to do by the owner and holder of said note, shall sell to the highest and best bidder, on FEBRUARY 17, 2021 at 10:00 a.m., at the EAST FRONT DOOR of the Court House of Cabell County, West Virginia, the following described real estate: All that certain lot, piece or parcel of land situated in the City of Huntington, Cabell County, West Virginia, known and designated on a map of said City made by L.W. Leete, Civil Engineer, a copy of which map was filed in the Cabell County Commission Clerk’s Office on 31 December, 1903, as THE EASTERLY 40 FEET OF THE SOUTHERLY 110 FEET OF LOT NO. 11, BLOCK NO. 74, and being more particularly described as follows: BEGINNING at a point in the north line of Ninth Avenue at the comer between Lots 10 and 11, as shown on said map; thence with the said line of Ninth Avenue, westerly 40 feet; thence northerly at right angles to said avenue line, 110 feet; thence easterly and parallel to the said line of Ninth Avenue, 40 feet to a point in the line between said Lots 10 and 11; thence with said line, southerly 110 feet to the point of BEGINNING; subject to as easement over the northerly 10 feet of the described property as part of a 10 foot private alley.
