NOTICE OF TRUSTEE SALE Pursuant to the authority vested in the undersigned by Deed of Trust dated the 21th day of May, 2010, executed by Anthony W. Shrewsbury and Kari M. Shrewsbury, unto Mike Day and Harold B. Wolfe, III, Trustees, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Trust Deed Book 1190 at 681, and re-recorded by Deed of Trust dated the 17th day of June, 2010, executed by Anthony W.Shrewsbury and Kari M. Shrewsbury, unto Mike Day and Harold B. Wolfe, III, Trustees, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Trust Deed Book 1191 at Page 760, and the undersigned, Harold B. Wolfe, III, has been requested to do so by the beneficiary, and default having been made under the terms and conditions of said Deed of Trust, and the provision in said Deed of Trusts concerning acceleration having been compiled with by the beneficiary and present holder of the Note, said Trustee will sell at public auction at 10:00 a.m. on the 8th day of October, 2015, at the front doors of the Courthouse of Mercer County, West Virginia, the following described real estate situate in the County of Mercer, State of West Virginia, to-wit: “all of Lot No. 15, of the Lilly Crest Truck Farms, Sandlick, Beaver Pond District, Mercer County, West Virginia, as shown on a map recorded in the Office of the Clerk of the County Court of Mercer County, West Virginia, on Microplat No. 2533, more accurately described as follows: “BEGINNING at an iron pin in the easterly side of Center Street and situate at the common comer of Lots 14 and 15; thence N. 66 deg. 24′ E. 420.86 feet to an iron pin; thence N. 31 deg. 52′ W. 100.1 feet to an iron pin; thence S. 66 deg. 24′ W. 403.4 feet to an iron pin situate on the easterly side of Center Street; thence S. 21 deg. 50′ E. 100 feet to the point of BEGINNING.” And being the same property conveyed unto Calvin O’Donell and Linda J. O’Donell from The United States of America, acting through the Administrator of the Farmers Home Administration, United States Department of Agriculture, by QuitClaim Deed dated the 5th day of January, 1987, of record in the office of the Clerk of the County Commission of Mercer County in Deed Book 663 at Page 689. And being the same property is made subject to any exceptions, reservations, covenants and conditions as may be contained in the chain of title to said real estate. It is the intention ofthls Notice to sell the secured property by proper description as was intended to be transferred and conveyed in the aforesaid Deed of Trust. The above described real estate is reported to have a physical address at RR 1 Box 336, Bluefield, Mercer County, West Virginia, 24701. This sale will also be made subject to any and easements heretofore granted by predecessors in title; and subject further to any and all unpaid real property taxes and unpaid assessments, the purchaser assuming payment thereof. The owners and holders of said Note reserving the right to enter a bid at said sale and the right to reject any and all bids. The Trustee reserves the right to reject any and all bids. TERMS OF SALE: Cash in hand on the day of sale, or upon terms to be agreed upon between Trustee and successful bidder; payment for unpaid real estate taxes to be assumed by the purchaser. The Trustee does not warrant title to this property. Any sale hereunder may be adjourned from time to time without any notice other than oral proclamation at the time and place appointed for this sale or by posting of a Notice of same where legal notices are posted for this county.
