NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated May 24, 2010, executed by Borrower(s), Crystal Beggs and Eric Beggs, to Vance Golden, the Trustee of record in the office of the Clerk of the County Commission of Mercer County, West Virginia, in Book 1190, at Page 57. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of Route 1 Box 350 C, Bluefield, WV 24701. Pill & Pill, PLLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated May 14, 2015, of record in the Clerk’s Office in Book 1320, Page 347. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Mercer County, in Princeton, West Virginia, on the following date: October 11th, 2016 at 11:24 a.m. The property is described as of that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Beaver Pond District, Mercer County, West Virginia, and being more particularly described as follows: All of that certain lot or parcel of real estate, with improvements thereon and appurtenances thereto, situate and being on Red Oak ridge Sandlick, in Beaver Pond District, Mercer County, West Virginia, and more particularly described as follows; BEGINNING at a fence post, supposed to be in the southeastern right of way line of the Sandlick – Princeton macadam road, and is a corner to the land now owned by George Rinchich; thence running with a line of the said Rinchich tract, S. 47? 40′ E. 1235 feet to a large service tree on a ridge and is a corner to the Dewey Shephard land; thence running with a line of the said Shephard tract, N. 42? E. 177 feet, down a steep hill side, to a fence post just below a path or old road and on a steep bank, and is a corner to the John Shepherd land; thence running with a line of the said John Shepherd tract, N, 35? W. 1206 feet to a fence post supposed to be in the southeastern right of way line of the said Sandlick-Princeton road; thence running along and with said right of way line about S. 50? W. 450.5 feet to the place of BEGINNING, and containing 8.85 acres, more or less. LESS AND EXCEPTING all that certain tract described in the Deed from Edna Mae Burgess, Widow, to Roy Monroe Burgess and Rhonda Marlene Burgess, more fully described in Deed Book 699, page 690, and microfilm Record as #10358. And being the same parcel of real estate conveyed to Eric Beggs and Crystal Beggs, by Deed, dated May 24th, 2010, of record in the Office of the Clerk of the County Commission of Mercer County, West Virginia, simultaneously herewith. Being the same property conveyed to Crystal Beggs and Eric Beggs by the Deed dated May 24, 2010 and recorded in Deed Book 950 at Page 521 in the Office of the Clerk of the County Commission of Mercer County, West Virginia.
