By virtue of that certain Deed of Trust executed by Laura L. Patten, to Rock S. Wilson, Trustee, to secure Bruner Land Company, Inc. of Byesville, Ohio, in the amount of Sixty Thousand Three Hundred Dollars ($60,300.00), being dated the 15th day of January, 2015, of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Trust Deed Book 1856 at page 463, and default having been made in the payment of the indebtedness thereby secured, and upon request of the secured creditor under said Deed of Trust, the undersigned Trustee will sell, at public auction, to the highest bidder, on the 20th day of April, 2016, at 10:00 A.M., at the front door of the Court House of Wood County in Parkersburg, West Virginia, that certain lot, tract or parcel of real estate situate in Union District, Wood County, West Virginia, containing 34 acres, more or less, and more particularly bounded and described as follows:

BEGINNING at a 1/2ã diameter iron pipe (set) said iron pipe being N. 9õ 25á E. 342.48 feet from a 9ã diameter hickory and N. 75õ 38á W. 67.82 feet from a 7ã diameter walnut; thence S. 84õ 42á W. 1294.74 feet to a 14ã diameter white oak, said white oak marked with 3 hacks and being the common corner now of Forshey, Lowther, McFarland and Wilson; thence N. 43õ 07á E. 1495.48 feet passing a 6ã diameter cherry on the ridge at 822.01 feet to a 1/2ã diameter iron pipe (set) said pipe being S. 62õ 21á E. 23.06 feet from a 16ã diameter oak stump, said stump being the Wilkinson corner; thence S. 54õ 43á E. 745.15 feet passing a 1.53 feet diameter poplar at 344.31 feet, to the center line of Bull Run Road; thence with the centerline S. 28õ 46á W. 43.77 feet, S. 20õ 39á W. 73.90 feet, S. 13õ 51á W. 130.18 feet. S. 35õ 32á W. 175.93 feet, S.28õ 47á W. 115.40 feet, S. 14õ 4á W. 82.36 feet and S. 3õ 47á W. 40.00 feet; thence leaving the center line of Bull Run Road N. 55õ 33á W. 100.00 feet to the beginning containing 20.88 acres, more or less, as shown on a plat of record in Deed Book 689, at Page 639 in the Office of the Clerk of the County Commission of Wood County West Virginia, as surveyed by Samuel H. Beverage, West Virginia Registered Civil Engineer No. 6638 on December 15,1976.

BEGINNING at a stone corner to Wilkinson line; thence South 37-1/2õ West 90 poles to a stone in Lunch line; thence North 1-1/2õ West 80 poles Wilkinson line; thence with the Wilkinson line South 80õ East 56 poles to the place of beginning, containing 13 and 131/160 acres, more or less.

 

PRIOR DEED REFERENCE: Deed Book 1224 Page 422

 

The aforesaid will be sold subject to any unpaid taxes and existing building restrictions, restrictive covenants, exceptions, reservations, easements and servitudes to which said property has been heretofore subjected.

A special warranty deed will be issued to the purchaser.

The undersigned reserves the right to reject any and all bids.

Said sale may be adjourned from time to time by mere oral proclamation at the time and place of sale.

The proceeds of said sale will be used for the payment of outstanding real estate taxes and balance applied to payment of said Deed of Trust.

TERMS OF SALE: Cash in hand on day of Sale.
