NOTICE OF TRUSTEE'S SALE Under authority of that certain Deed of Trust dated March 29, 2016, from Tobin Russell Blake to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Cabell County, West Virginia in Trust Deed Book No. 2612, at page 364, securing a promissory note in the principal amount of $61,899.41, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Cabell County Courthouse in Huntington, West Virginia on June 5, 2026 at 11:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all those certain lots, tracts and parcels of land, together with the improvements thereon and the appurtenances thereunto belonging, as follows: Parcel No. 1 – All that certain lot, piece or parcel of land, situate on Bully Hollow Road, Barboursville District, Cabell County, West Virginia, and being more particularly bounded and described as follows: Beginning at a 5/8 inch rebar (found) in the northeasterly 30 foot right-of-way of Bully Hollow Road, said rebar being a corner common to a 2.585 acre tract of land conveyed to Russell D. and Terri S. Parcel No. 2 – Beginning at a point on the northeasterly right of way of Mill Branch Road-County Route 17/21 (formerly called Bully Hollow Road), on the southern line of the 0.276 Acre Lot; thence leaving the 0.276 Acre Lot, and now running with said right of way S 62 25'50"W, 41.00' to a point; thence S 77 22'47"W, 45.00' to a point; thence N 59 04'54"W, 24.00' to a point; thence N 40 47'56"W, 21.54' to a point; thence N 26 46'30"W, 41.00' to a point; thence leaving said right of way, and now running with the southern line of the 0.276 Acre Lot, S 74 43'24"E, 138.28' to the point of beginning, containing 0.093 Acre, more or less.
