PLEASE TAKE NOTICE that pursuant to the Order of the Circuit Court of Wood County, West Virginia, appropriate bond having been approved, the undersigned Special Commissioners will sell on Monday, May 16,2016, at 10:00 a.m. at the front door of the Wood County Courthouse, Parkersburg, West Virginia the following valuable real estate to the highest bidder, to wit:
Situate in the City of Parkersburg, Wood County, West Virginia.
Parcel One: Being all of Lot No. Ninety-Six (96) as laid down, designated and described on a Plat of Camden Riverview Terrace Addition to the City of Parkersburg, in plat book 2 page 64, which plat reference is here made for a complete description. (Lot 1011 29th Street: 50áx 112á approx.) DB 974 p, 320.
Parcel Two: Beginning at a point in the southwest corner of Lot No. 74 shown on a plat which is a part of that certain deed dated June 22, 1968, recorded in Deed Book 550 at page 294; thence running along the southerly line of said lot in an easterly direction 55 feet; thence in a northerly direction and along the easterly line of said lot 50 feet; thence at right angles and in a westerly direction 55 feet to a point in the westerly line of said lot a distance of 50 feet from the point of beginning; thence with the westerly line of said lot and running in a southerly direction 50 feet to the place of beginning, together with an easement and right of way for the purpose of ingress to and egress from the foregoing described lot, 5 feet in width and described in Deed Book 974 at page 321 (Lot at rear of 1011 29th Street 55×50, walkway to 30th Street) DB 974 p. 321.
Being the same real estate owned by Ray Clarence Smith during his lifetime, the said Ray Clarence Smith having died intestate October 26, 2013, the above described real estate having then passed to his heirs at law, subject to the claims of and against his estate.
Terms of Sale: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) cash on day of sale, plus adequate assurance to the undersigned of the ability to obtain the remainder of the proceeds and close within ten (10) days of the sale. In the event that final payment does not occur within ten (10) days, the ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) deposit shall be forfeited and applied to costs of sale. This sale is subject to all unpaid real estate taxes which shall be the responsibility of the successful bidder.
