By virtue of that certain Deed of Trust made by Building Futures, LLC, and James T. McClure, Trustee, dated the 26th day of March, 2005, and of record in the office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed of Trust Book No. 1261, at page 565, and that certain Appointment of Successor Trustee, dated the 31st day of January, 2022, and of record in the aforesaid County Clerk’s office in Deed of Trust Book No. 1649, at page 551, the undersigned will sell at public auction, and subject to the terms and conditions set forth in this Trustee’s Notice of Sale and in the said Deed of Trust, on the 6th day of April, 2022, at 10:00 o’clock A.M., at the northwest front door of the Court House of Ohio County, Wheeling, West Virginia, the following described property (“Property”) situate at 525 S. Front Street, Wheeling, Ohio County, West Virginia, and 95 Virginia Street, Wheeling, Ohio County, West Virginia 26003, and being more particularly described as follows:
PARCEL 1
All that certain piece or parcel of ground situated and being on the west side of South Front Street, in Madison District, in the City of Wheeling, Ohio County, West Virginia, and more particularly bounded and described as follows:
Beginning at a point in the west side of South Front Street distant one hundred thirteen (113) feet (measured along the west side of said street) northwardly from the point where the west side of said South Front Street intersects with the north line of the land which, in his lifetime, was owned by E.J. Stone, deceased; running thence southwardly with and along the west side of said street 30 feet to a point; thence with a straight line westwardly to the east line of the alley in the rear of said piece or parcel, which point is distant 82 feet and 8 ½ inches measured along the east line of said alley northwardly from the point where the east line of said alley intersects the said north line of said Stone property; thence northwardly with the east line of said alley 29 feet and 10 ½ inches to a point; and thence with a straight line eastwardly to the place of beginning, together with the buildings and improvements situated thereon and thereunto belonging.
Being the same property conveyed to Building Futures, LLC by deed from Melvin C. Stephens and Darlene J. Stephens, his wife, dated March 25, 2005 and intended to be recorded just prior to the recordation of this Deed of Trust.

PARCEL 2
All that certain piece of parcel of land situated on Wheeling Island, in the City of Wheeling, Madison District, Ohio County, West Virginia, and being the west ½ or 21 feet 7 inches of Lot Numbered 99 and the East 5 feet 5 inches of Lot 100 in Daniel Zane Addition, a plat of said Addition being recorded in the Office of the Clerk of the Court of Ohio County, West Virginia, in Deed Book 36, at page 140. (Said property being designated by Street Address ad No. 95 Virginia Street).
Being the same property conveyed to Building Futures, LLC by deed dated December 10, 2004 and recorded in Ohio County Deed Book 756 at page 343.

TERMS OF SALE: Sale of the Property will be made subject to the lien for any and all real estate taxes, whether or not currently due, owing, delinquent or payable, whether paid or are otherwise not currently payable; including especially but not limited to the Lien of Main Street Bank secured by Deed of Trust dated March 26, 2005, and recorded in the Ohio County Clerk’s Office in Deed of Trust Book 1261, at page 565; and further, sale of the subject interest in the Property is subject to any and all other liens, encumbrances, or adverse claims of interest which may be superior to the lien of the Deed of Trust being foreclosed upon or the title of Trustee hereunder. The Property will be conveyed “As Is”, without warranty or representation, express or implied, as to title, physical condition, environmental condition or any other adverse condition which might affect merchantability, marketability, fitness or use of the Property. CASH IN HAND or CERTIFIED FUNDS (Certified Check) in full in the amount of the successful bid or bids on the day of the sale is required for any bidder to purchase the subject Property.
