TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 20, 2018, and duly recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed of Trust Book 571, at Page 799, Josephine I. Barton did convey unto Chad Prather, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Randolph County Courthouse, in Elkins, West Virginia, on
March 25, 2024 , at 10:16 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Elkins District, Randolph County, West Virginia, and more particularly described as follows:
The following described property situated in the Lough Addition of the City of Elkins, Elkins Corporation District, Randolph County, West Virginia, more particularly described as follows:

First: Lot Number 18 of said addition; bounded as follows: on the North for 50 feet by Wilson Lane; on the East for 140 feet by Lot Number 17; on the South for 50 feet by a 15 foot alley; and on the West for 140 feet by Lot Number 19.

Second: Lot Number 19 of said addition, bounded as follows: on the North for 50 feet by Wilson Lane; on the East for 140 feet by Lot Number 18; on the South for 50 feet by a 15 foot alley; and on the West for 140 feet by Lot Number 20.

A map of said Lough Addition is of record in said Clerk’s office in Deed Book 181, at Page 331.
And being the same real estate conveyed to Billy L. Henline and Virginia G. Henline, with rights of survivorship, by Jo Ann Talbott and Richard H. Talbott, Jr. by deed dated the 20th day of May, 2003, and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 489, at Page 744. Billy L. Henline died July 31, 2012, and thereupon, pursuant to the survivorship clause, title to the whole of the property became fully vested in Virginia G. Henline.

Subject to restrictions, reservations, easements, covenants, oil, gas, or mineral rights of record, if any.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 103 Wilson Lane, Elkins, WV 26241.

AND BEING the same real estate which was conveyed to Josephine I. Barton, by Deed dated December 29, 2014, from Virginia G. Henline, and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 569, at Page 384.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
