TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated July 6, 2020, and duly recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Document No. 2020015281, in Book No. 589, at Page 462 and recorded in the Office of the Clerk of the County Commission of Tucker County, West Virginia, in Document No. 154460, in Book No. 298, at Page 82, Dillon Bunnell and Deven Bunnell did convey unto Pat A. Nichols, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by The Huntington National Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Randolph County Courthouse in Elkins, West Virginia, on

the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 15 – New Interest District / 01 – Black Fork District, Randolph County, West Virginia, and more particularly described as follows:
All those certain tracts or parcels of real estate situate in the New Interest District, Randolph County, West Virginia, and the Black Fork District, Tucker County, West Virginia, and being more particularly described as follows, to wit. TRACT ONE:
A parcel of land in New Interest District, Randolph County, West Virginia, on the waters of Slab Camp Run. Said parcel is more particularly described as follows:
BEGINNING at an iron rod at the intersection of two fence lines, common corner to Martin and Jean Wilmoth, WB 19/502, Paul Vandevander, 68/457 and Gary and Norma Channel, 337/567, thence along the fence line and southeast side of a run, S. 39-52 W. 52.00 feet to an iron rod set on the east side of a run in the line between Wilmoth and Vandevander thence, N. 55-43 W, 119.90 feet to an iron rod set in the Channel fence line, thence along the Channel fence, N. 56-44 E, 34.02 feet to a point thence along Channel line, S. 66-10 E. 113.80 feet to the beginning, containing 4625 square feet (0.106 acres), more or less. A parcel of land in New Interest District, Randolph County, West Virginia, on the waters of Slab Camp Run. Said parcel is more particularly described as follows:
BEGINNING at an iron rod at the intersection of two fencelines common corner to Martin and Jean Wilmoth, WB 19/502, and Paul Vandevander, 68/457, and Gary and Norma Channel, 337/567, thence along the fence line, S. 54-26 E. 107.42 to an iron rod set on the south side of a drain, thence S. 25-27 W. 34.45 feet to a iron rod sent in a field thence, N. 63-07 W. 118.72 feet to an iron rod set on the east side of a run, line between Wilmoth and Vandevander, thence along the line, N. 39-52E. 52.00 feet to the beginning, containing 4800
square feet, (0.11 acres) more or less.
TRACT THREE:
A piece or parcel of real estate situate in Black Fork District, Tucker County, West Virginia, bounded and described as follows, to-wit:
Beginning at a post in the Coleman Queen and Clark Canfield line, on the south east side of a private road and running with the same N 50 E. 111 feet, N. 75 E. 61 feet to a post; thence S. 32-15 E. 137 feet to a post; thence S> 18 E. 96 feet to a post; thence S. 12 E. 56 feet to a post in the Clark Canfield and Bateman Wilmouth Line;
thence N. 57-15 W., 309 feet to the beginning containing 6/10’s of one acre, more or less. Being the same real estate conveyed by Deed of Raymond E. Jacko, bearing date of July 2, 2020, to Dillon L. Bunnell and Deven B. Bunnell, husband and wife, as joint tenants with full right of survivorship, which is recorded immediately prior hereto in the Office of the Clerk of the Randolph County Commission.
At the time of the execution of the Deed of Trust, this property was reported to have an address of: 17 Vandevender Cv, Kerens, WV 26276.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: $7000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
