NOTICE OF TRUSTEE’S SALE

Under authority of that certain Deed of Trust dated November 18, 2013, from Sue Ann Dean and Jeffrey Neal Dean to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Randolph County, West Virginia in Trust Deed Book No. 517, at page 760, securing a promissory note in the principal amount of $74,766.16, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Randolph County Courthouse in Elkins, West Virginia, on June 11, 2024 at 9:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, the surface only of that tract or parcel of real estate – together with all improvements and appurtenant easements – situate in Roaring Creek District, Randolph County, West Virginia, being more particularly bounded and described as follows:

Beginning on the south side of WV Rt. 151 (old Rt. 33) at a gas well road gate post, and thence running with the gas well road in a southerly direction 400 feet to an iron pin in Mike Ross property line; thence running with Mike Ross line in a northwest direction 350 feet to an iron pin; thence running in a northerly direction 225 feet to the south side of WV Rt. 151 (old Rt. 33); thence running with the south side of WV Rt. 151, 200 feet to the place of beginning.

Mineral having been excepted and reserved by Michael E. Moran and Gloria E. Moran, by deed dated 13 November 1997 of record in the Office of the Clerk of the County Commission of Randolph County, West Virginia at Deed Book 455, page 502.

Together with a 2014 Giles Mobile Home, Serial No. SGI013419TNAB.

Being the same property conveyed from Todd D. Corley to Jeffrey N. Dean, by Deed dated May 7, 2009, of record in the aforesaid Clerk’s office in Deed Book No. 533, at page 509.
