TRUSTEE’S SALE
NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated June 29, 2021, executed by Borrower(s), Daniel Scott Isaacs and Meghan Marie Isaacs, to First American Title Insurance, the Trustee of record in the office of the Clerk of the County Commission of Wood County, West Virginia, in Book 2187, at Page 357. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3917 Walker Rd, Walker, WV 26180. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated November 18, 2024. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Wood County, in Parkersburg, West Virginia, on the following date:

The property is described as of that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Walker District, Wood County, West Virginia, and being more particularly described as follows: FIRST TRACT: Beginning at a nail at the intersection of Progress Ridge Road and Walker Road, thence with the center of said Walker Road, N. 78 degrees 56′ W. 93 feet to a nail; thence leaving said road, N. 26 degrees 30′ E. 65.83 feet to a concrete monument found; thence N. 61 degrees 50′ W. 100 feet to a stone found; thence S. 29 degrees 55′ W. 70.9 feet to the center of Walker Road, thence with the center of said road, N. 58 degrees 39 W. 67 feet to a railroad spike; thence leaving said road, up the run; N. 0 degrees 57′ E. 185 feet to a pipe; thence N. 10 degrees 17′ E. 93.25 feet to a pipe; thence N. 19 degrees 46′ E. 66.5 feet to a pipe on the east side of the run; thence S. 66 degrees 11′ E. 316 feet to a nail in the center of Progress Ridge Road; thence with the center of Progress Ridge Road S. 16 degrees W. 321.5 feet to the place of beginning, containing 2.14 acres, more or less, as more fully shown on a survey dated October 26, 1990, by Paul K. Marshall, LLC #580. The above described property is subject to that certain unrecorded easement and release agreement dated June 8, 1971, from the Wood County Board of Education to the West Virginia Department of Highways, which conveyed the right and privilege to stock pile Material on the following described parcel: Beginning at a point in the existing right-of-way line of State Local Service Road No. 7/3, said point being 6/1 miles from the junction of US Route No. 60 and State local service Road No. 50 and State Local Service Road No. 7/3; thence S. 16 degrees 40′ W. 100 feet and running with the existing right-of-way line of State Local Service Road No. 7/3 to a point; thence N. 73 degrees 20′ W. 40. feet and point, being 40 feet right-of-way and at right angles to State Local Service Road No. 7/3′ thence N. 16 degrees 40′ E. in a reverse direction 100 feet to a point 40 feet left of and at right angles to State Local Road No. 7/3; thence S. 73 degrees 20′ E. 40 feet to the place of beginning, and containing 0.09 acres, more or less. The above described property is further subject to all rights-of-way, easement reservations, agreements and leases of record. This conveyance included that portion of a concrete block school building which protrudes six feet, more or less, across that boundary of said real estate which bears N. 66 degrees. 11′ W. the greatest portion of the same school building is located on an adjoining tract which is not a part of the real estate. The deed set forth below conveyed the portion of the school building and .65A, less and excepting .65A deeded to Thomas F. Badgett from Wayne R. and Lora K. Kerby on October 26, 1994, and recorded in the aforesaid Clerk’s Office in Deed Book 937, at page 960. SECOND TRACT: Beginning at a stone on the northeast side of the Walkers Creek Road, which bears S. 63 W. 142 feet from a large sycamore above the Pleasant Valley Road and N. 76 W. 240 feet from an iron marker corner to land owned by the B&O Railroad Company near Walker Station also N. 39 ½ E. 158 feet from the southeast corner to the railroad bridge No. 47; thence from the said stone first mentioned N. 63 W. 100 feet with the line of the Walkers Creek Road to a stone on the side of the road, passing a maple tree at 65 feet thence N. 27 B 50 feet to a stone; thence S. 63 E. 100 feet to a stone; thence S. 27 W. 50 feet to the place of beginning, excepting and reserving the following described property conveyed to Thomas F. Badgett by Wayne R. Kerby and Lora L. Kerby, deed dated October 26, 1994 and recorded in Deed Book 937 at page 960, described as follows: Situate in Walker District, Wood County, West Virginia, being more particularly described as follows: Beginning at a point in the center of Progress Ridge Road said point being the southeasterly corner of Thomas F. Badgett, Deed Book 936, page 795, and the northeasterly corner of Wayne R. and Lora L. Kerby, Deed Book 920, Page 218, thence with the center of Progress Ridge Road S. 16 W. 65.38 feet to a point; thence with a new line through said Kerby N. 75 W. passing a 1/2-inch iron rebar set at 19.97 feet a total distance of 312.73 feet to a point in the original line from where a 12-inch wild cherry tree bears S. 75 E. 1.4 feet, thence with the original line N. 10 17 E. 47.66 feet to a point, thence N. 19 46 E. 66.5 feet to a point in line of the aforesaid mentioned Badgett from where an iron pipe found bears N. 66 11 W. feet, thence with said line S. 66 11 E. 316 feet to the beginning, containing 0.65 acres, more or less and shown on a plat by Scott F. Stewart, Professional Land Surveyor, dated July 11, 1994, which is made a part hereof by reference for a more particular description. The above described property is subject to that certain unrecorded easement and release agreement dated June 8, 1971, from the Wood County Board of Education to the West Virginia Department of Highways, which conveyed the right and privilege to stockpile material on the following described parcel: Beginning at a point in the existing right-of-way line of State Local Service Road No. 7/3, said point being 6.1 miles from the junction of US Route No. 50 and State Local Service Road No. 7/3; thence S. 16 degrees 40′ W. 100 feet and running with the existing right-of-way line of state local service road No. 7/3 to a point; thence N. 73 degrees 20′ W. 40 feet, and point being 40 feet right-of-way and at right angles to a State Local Service Road No. 7/3; thence N. 16 degrees 40′ E. in a reverse direction 100 feet to a point 40 feet left of and at right angles to State Local Road No. 7/3; thence S. 73 degrees 20′ E. 40 feet to the place of beginning, and containing 0.09 acres, more or less. This conveyance is made subject to any and all exceptions, agreements, restrictions, covenants, easement and rights-of-way set forth in prior deeds of record.
TERMS OF SALE:
1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.
3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
