TRUSTEE’S SALE OF
VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 28, 2023, and duly recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed of Trust Book 627, at Page 803, Jacob T. Holbert did convey unto Jennifer L. Morgan, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Randolph County Courthouse, in Elkins, West Virginia, on March 5, 2025 at 11:30 AM.
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Leadsville District, Randolph County, West Virginia, and more particularly described as follows:
That certain tract or parcel of real estate situate in Leadsville District, Randolph County, West Virginia, together with any and all improvements situate thereon and any and all appurtenant easements which may benefit same, and being more particularly bounded and described as follows:
“Beginning at a hickory a corner of Teets, thence with his line N. 42 15′ E. 1650 feet to a Gum, Lough’s line, and with same N. 53 W. 225 feet to a stone, Kelly’s corner, and with Kelly’s line S. 51 25′ W. 1617 feet to a stone, at the Eastern limits of State Route No. 5, and with same 400 feet to the beginning, containing eleven (11) acres and one hundred and thirty (130) square rods, but deducting therefrom that conveyance previously made by (Walter Hougue and Hattie Hougue) to McBride Gum of approximately one acre.”
And being the same tract or parcel of real estate conveyed to Jacob T. Holbert by Brenda K. Sharp by deed dated the 25th day of April, 2023 to be presented for recordation simultaneously herewith.
There is hereby further EXCEPTED and RESERVED from this conveyance the following out conveyances:
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3402 Harrison Avenue, Elkins, WV 26241.
AND BEING the same real estate which was conveyed to Jacob T. Holbert, by Deed dated April 28, 2023, from Brenda K. Sharp, and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 632, at Page 159. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
