Davis did convey unto Gary Furbee, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

All that certain lot, tract or parcel of real estate located in the City of Parkersburg, Wood County, West Virginia, more particularly bounded and described as follows:
Beginning at a point in the easterly line of Cleveland Avenue, said point being 150 feet North of the North property line of Twenty-Seventh Street; thence in a northerly direction with the said easterly line of Cleveland Avenue, 50 feet to a point; thence at right angles and in a easterly direction 150 feet to the westerly line of a twenty foot public alley; thence with the westerly line of said alley in a southerly direction 50 feet to a point; thence at right angles and in a westerly direction 150 feet to the easterly line of Cleveland Avenue, the place of beginning, being a part of Tract “P” Brookside Addition, Parkersburg, West Virginia, a plat of which is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 3, at Page 62.
Subject to all rights of way, reservations, restrictive and protective covenants, utility easements, and oil, gas and mineral leases of record in the chain of title in the aforesaid Clerk’s Office.

Akers, Jr. AKA Charles A. Akers, II by David G. Palmer his Attorney In Fact, Mary Susan Brookover by David G. Palmer her Attorney in Fact, Fred M. Akers AKA M. Frederick Akers, by Jenny Akers his Attorney In Fact, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1921 at Page 98.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
