The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated August 17, 2018, and duly recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Document No. 2018020784, in Book No. 568, at Page 590, Jon-Michael Chamberlain and Daisy Sines did convey unto Douglas McElwee, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by Rocket Mortgage, LLC f/k/a Quicken Loans, LLC f/k/a Quicken Loans Inc. to foreclose thereunder, will offer for sale at public auction at the front door of the Randolph County Courthouse in Elkins, West Virginia, on

the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 10 – Leadsville Dist District, Randolph County, West Virginia, and more particularly described as follows:
That certain tract or parcel of land situate in Leadsville District, Randolph County, West Virginia, said land being located on Cross Run in Glenmore Community on the North side of W. Va. Secondary Route 25/1, together with any and all improvements situate thereon and any and all appurtenant easements which may benefit same, and being more particularly bounded and described as follows:
Beginning at a 3/4 inch by 30 inch rebar driven in the Northern boundary of Cross Run Road, said point being a corner common to Doris E. White (DB 216/268):
Thence with the Northern boundary of Cross Run Road, N 60-45′ W, 127.87 feet to a railroad spike driven in the center of a 14 foot wide private entrance road at a corner common to Parcel 1;
Thence leaving Cross Run Road with the corner of the 14 foot wide private right-of-way, N 34-53′ E, 93.45 to a railroad spike driven and N 39-47′ E, 41.79 feet to a railroad spike driven at a corner common to Parcel 2;
Thence leaving the right-of-way with the line of Parcel 2, S 53-38′ E, 118.16 feet to a 3/4 inch by 30 inch rebar driven in the line of Doris E. White (DB 216/268);
Thence with Doris E. White, S 32-13′ W, 119.60 feet to the point of beginning.
Containing 0.36 acres, more or less, as surveyed by William D. Swecker of Elkins, W. Va., and as designated as Parcel 3 on that plat attached to Deed of record in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 446, at page 68.
“For the same consideration aforesaid, the said Grantors and parties of the first part do hereby grant and convey unto to the Grantees and parties of the second and third parts, their heirs, successors an assigns, a 14 foot wide right of way for purposes of ingress and egress to the property herein conveyed from W. Va. Secondary Route 25/1, as more particularly set forth on the aforesaid plat. However, this conveyance is expressly made subject to the rights of the owners of Parcels 1 and 2 in and to the use of said 14 foot wide right of way for purposes of ingress and egress to their respective properties.”
“This conveyance is further made subject to the rights of the adjoining landowners of Parcel 1 and Parcel 2 for the upkeep, care, maintenance, and repair of any utility lines, including water and/or sewerage lines, that run over and across the property herein conveyed.”
Being the real estate conveyed by deed from Fred J. Ratzer, Caleb B, Schartiger and Johanna R. Schartiger to Jon-Michael Chamberlain and Daisy Sines as recorded in the Office of the Clerk of Randolph County, West Virginia immediately prior to this deed of trust.

At the time of the execution of the Deed of Trust, this property was reported to have an address of: 14 White Lamb Ln, Elkins, WV 26241-7508.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: $ 7000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
