The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 18, 2022, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 2262, at Page 467, Samantha Lauren Mills did convey unto Golden & Amos,PLLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Tygart District, Wood County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of real estate lying and being situate in the City of Parkersburg, District of Tygart, County of Wood, State of West Virginia, more particularly bounded and described as follows:

Beginning at a point in the northwesterly corner of Lot No. 27 of E.M. Bentley’s Addition to Edgewater as shown on a plat of said Addition of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 3, at Page 87, said point being at the corner of Sixth Avenue and Laurel Streets; thence with Laurel Street S. 37 W. 96.00′ to an iron pipe set; thence S. 53 W. 50.00′ to an iron pipe found; thence N. 37 E. 96.00′ to an iron pipe set; thence N. 53 W. 50.00′ to the place of beginning, and being 0.11 acres, the northerly 96.00′ of said Lot No. 27 as shown on that certain plat prepared by Chet Waterman, Surveyor, dated March 6th, 1984, which said plat is recorded with the prior deed of record in Deed Book 919 at Page 564.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3600 6th Avenue, Parkersburg, WV 26101.

AND BEING the same real estate which was conveyed to Samantha Lauren Mills, by Deed dated October 12, 2022, from Michael N. Whipkey, Jr. and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1347, at Page 669.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
