TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated June 17, 2011, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1655, at Page 395, Mark A. Rapp did convey unto Robert K. Tebay, III and Susan L. Petrella, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on
May 23, 2025, at 4:25 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Petersburg District, Wood County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of real estate situate, lying and being in the City of Parkersburg, County of Wood, and State of West Virginia, more particularly bounded and described as follows:

BEGINNING on the west side of Dickle Avenue (formerly know as Park Street) at a point 100 feet northerly from Pine Street; thence westerly parallel with Pine Street 105 feet to an alley; thence northerly with the line of said alley 50 feet; thence easterly parallel with the first line, 105 feet to Dickle Avenue; thence southerly with the line of Dickle Avenue, 50 feet to the place of beginning, being Lot No. 5 of George Quick’s Addition to the City of Parkersburg, a plat of which Addition is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 1, at Page 40.

BEING the same real estate conveyed unto Mark A. Rapp by John B. Flint and Catherine E. Flint, husband and wife, by deed dated June 16, 2011, and to be recorded immediately prior hereto.

This conveyance is made subject to all easements, rights of way, restrictions, reservations and protective covenants, including but not limited to oil, gas and mineral reservations, exceptions and leases appearing in the chain of title.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 911 Dickel Avenue, Parkersburg, WV 26101.

AND BEING the same real estate which was conveyed to Mark A. Rapp, by Deed dated June 16, 2011, from John B. Flint and Catherine E. Flint, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1169, at Page 949.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
