Pursuant to West Virginia Code Section 60A-7-707 and the authority vested in the Plaintiffs by that Order Granting Forfeiture of the Circuit Court of Randolph County, West Virginia, entered on the 7 th day of April, 2025, in Civil Action No. 2024-C-155, above styled, notice is hereby given by publication that the Plaintiffs shall proceed to sell the subject real estate hereinafter described, at public auction, via online auction site, to be conducted by

to the highest bidder, subject to Seller confirmation, with the bidding opening on Monday, June 9, 2025:
That certain lot or parcel of land known as Lot 1, Block B of the Mill Brook Addition to Glenmore, Leadsville District, Randolph County, West Virginia, being situate at 88 Mill Brook Street, Elkins, WV 26241.
AND BEING the same real estate conveyed unto Lori-Ann Cochran, by Dixie Lee Stover, by deed dated September 22, 2008, and of record in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 528, at page 564. The said Lori-Ann Cochran died testate on September 14, 2012, and by virtue of her Last Will and Testament, of record in the aforesaid Clerk’s Office in Will Book 51, at page 358, the subject real estate was devised to Anita Summerfield (also known as Aneta Summerfield), the Defendant herein.
This real estate is entered upon the 2024 Land Books of Randolph County, West Virginia, in Leadsville District, on Tax Map 24, as Parcel 78, in the name of SUMMERFIELD ANITA, as LOT 1 BL-B MILLBROOK ADD.
The sale shall be made by special warranty, subject to all reservations, exceptions, covenants, restrictions, limitations, conditions, rights of way or easements, and other servitudes,
if any, made, retained or otherwise created by deeds or other instruments constituting the record chain of title to the real estate aforesaid, subject always to all accrued and unpaid ad valorem taxes. This sale is being conducted without certification of title and will be made subject to any liens, judgments or other encumbrances of record. Anyone who is interested in purchasing the property should contact an independent attorney for a title examination, if they so desire.
This property will be sold “AS IS, WHERE IS.” Seller makes no warranty, guaranty or representation of any kind, expressed or implied, as to the merchantability or fitness for any purpose of the property offered for sale.
At the seller’s discretion, inspection may be permitted. Inspection is by appointment only.
Terms of sale: Wire transfer within five (5) business days of auction closure and acceptance of bid, unless other arrangements are agreed upon, with special warranty deed from State to follow. Upon the conclusion of the auction, Seller shall review the highest bid and determine if the auction will be approved or declined.
