the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 04 – Parkersburg District / 14 – North Hills District, Wood County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of real estate located in the District of Parkersburg (Tract I & Tract III) and Town of North Hills (Tract II and Tract IV), Wood County, West Virginia, more particularly bounded and described as follows:
FIRST TRACT: Situate and being in the District of Parkersburg, County of Wood and State of West Virginia, more particularly described as follows: BEGINNING at a 1.25″ iron pipe found at the northeast corner of a 3.12 acre parcel of land which was conveyed unto Charles R. Uhl and Peggy Ann Uhl by deed dated November 10, 1993, and of record in said Clerk’s Office in Deed Book 925, at page 823, said corner being in the westerly line of North Hills Drive; thence with the line of said Uhl and the westerly line of North Hills Drive, S. 17 56′ E. 150.00 feet to a 1″ iron pipe set; thence leaving the line of said Uhl and creating a new division line, S. 71 57′ W. 150.53 feet to a 1″ iron pipe set; thence N. 17 56′ W. 150.00 feet to a 1.5″ iron pipe found in the northerly line of said Uhl and a corner to Gary B. Nelson (901-910); Thence with the line of said Nelson, N. 71 57′ E. 150.53 feet to the place of beginning. Containing 0.518 acre, more or less, and as shown on that certain Plat of Survey dated September 17, 1995.
SECOND TRACT: Situate and being in the Town of North Hills, County of Wood and State of West Virginia, more particularly described as follows: BEGINNING at a point in the westerly right of way of North Hills Drive and the northerly corner of Lot No. 1 of the North Hills Addition No. 1 as shown on a plat thereof recorded in Plat Book 11, at page 70 of the records of Wood County, West Virginia; thence with the westerly line of said Lot No. 1, S. 17 degrees 56 minutes E. 120.29 feet to a 1 inch iron pipe found; thence leaving the line of said Lot No. 1, and creating a new division line, N. 25 degrees 17 minutes E. 38.82 feet to a 5/8 inch rebar set in the westerly right of way of North Hills Drive; thence with said right of way the following two courses and distances: N. 47 degrees 41 minutes W. 8.02 feet to the point of curvature of a curve to the right having a radius of 171.27 feet; a chord bearing N. 32 degrees 49 minutes W. 87.99 feet to the place of beginning. Containing 0.027 acres, more or less, and as shown on that certain Plat of Survey by Timothy P. Roush, dated December 15, 1996.
THIRD TRACT: All that certain lot, tract or parcel of real estate situate and being in the District of Parkersburg, County of Wood and State of West Virginia, more particularly described as follows: BEGINNING at a 1″ pipe found at the southwest corner to John R. Covey (Deed Book 963, page 68) and Charles Uhl (Deed Book 925, page 823), with the line of Covey, thence N 72″ 00′ 23″ E. 150.53 feet to a 1″ pipe found; thence S. 18 02′ 37″ E. 88.296 feet to a #5 rebar; thence S. 89 24′ 29″ W. 110 feet to a #5 rebar; thence N. 41 12 16 W. 103.584 feet to the place of beginning, containing 0.275 acres, more or less.
FOURTH TRACT: All that certain lot, tract or parcel of real estate situate and being in the District of North Hills, County of Wood and State of West Virginia, more particularly described as follows: BEGINNING at a 1″ pipe at the northeasterly corner of that certain 0.275 acre tract this day conveyed unto the parties of the second part by the parties of the first part; thence N 26 10′ 44″ E. 38.705 to a #5 rebar found in the line of North Hills Drive; thence with said Drive S. 46 58′ 53″ E. 126.343 feet to a #5 rebar found; thence leaving said Drive S. 68 24′ 29″ W. 88.269 feet to a #5 rebar in the southeasterly corner of said 0.275 acre tract to the place of beginning, containing 0.143 acres, more or less, and being a part of Lot No.1 of North Hills Addition No. 1. This conveyance is made subject to all rights of ways, reservations, restrictive and protective covenants, utility easements, and oil, gas and mineral leases of record in the chain of title in the aforesaid Clerk’s Office. Being the same real estate conveyed to George A. Welch and Mary M. Welch from Derrick A. Doud and Linda M. Doud, by Deed dated November 30, 2015, and recorded in the Office of the Clerk of the County Commission, Wood County, West Virginia in Deed Book 1238, Page 447.
At the time of the execution of the Deed of Trust, this property was reported to have an address of: 4 N Hills Dr, Parkersburg, WV 26104.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: $9000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
