NOTICE OF INTENT TO SELL REAL ESTATE OF THE SHENANDOAH
DISTRICT OF THE WESLEYAN CHURCH

Please take notice that under the provisions of WV Code §35-1-10 the Shenandoah District of the Wesleyan Church hereby gives notice that it intends to sell and convey real estate situate at 2700 Broad Street, Parkersburg, WV, unto Randall VanFossen and/or his assigns, for the sum of $125,000.00, on or after the last publication date of this notice, said real estate more particularly described as follows: all of those certain lots, tracts or parcels of land lying and being situate in the City of Parkersburg,County of Wood, State of West Virginia, and more particularly bounded and described as follows:

TRACT ONE: BEGINNING at the southeast intersection of Broad Street and Pine Street in the said City of Parkersburg and running thence with the southerly edge of said Broad Street in an easterly direction fifty (50) feet to a point; thence at right angles and in a southerly direction one hundred thirty-five (135) feet to an alley; thence at right angles and in a westerly direction fifty (50) feet to the edge of said Pine Street; thence with said Pine Street in a northerly hundred and thirty-five (135) feet to beginning, direction one the place of BEING ALL OF LOT NO. ONE (1) IN BLOCK NO. THREE (3) OF THE NEW DOMINION ADDITION TO THE CITY OF PARKERSBURG, and as shown upon that certain plat of record in the Office of the Clerk of the County Commission of Wood County,West Virginia, in Plat Book 1 at page 19, and also of record in Deed Book 304,page 48.

Being the same real estate conveyed unto Trevey Modesitt, Lester Wallace, and Ovid Cox, and their successors, as Trustees of the Broad Street Pilgrim Holiness Church of Parkersburg, by Russell Warren Lockhart, by deed dated November 8,1949, of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 327 at Page 247.

TRACT TWO: BEING ALL OF LOT NO. 2 IN BLOCK NO. THREE (3) OF THE NEW DOMINION ADDITION, and as shown upon that certain plat of record in the Office of the Clerk of the County Commission of Wood County,West Virginia, in Plat Book 1 at page 19.

Being the same real estate conveyed unto the Trustees of the Broad Street Wesleyan Church, by Lyman S. Franklin and Betty J. Franklin, his wife, by deed dated November 15, 1988, of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 868 at Page 894.

TRACT THREE: BEING ALL OF LOT NO. 1, of New Dominion Heights Addition, which is a subdivision of Lots 3,4,5, and 6, IN BLOCK NO. THREE(3) OF THE NEW DOMINION ADDITION, and as shown upon that certain plat of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 4 at page 50.

Being the same real estate conveyed unto Ronald Orillion, Russell D. Mills, and B.R. Kincaid, Trustees of the West Virginia District of the Wesleyan Church, by Carl Raymond Simmons, Jr. and Carol Ann Simmons, by deed dated March 23,1990, of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 883 at Page 463.

Reference is further made to that certain plat dated December 4, 1996, prepared by James L. DeBrular, LLS, of record in the aforesaid Clerk’s Office in Plat Book A-1 at page 255, reference to said plat being herein made for a more particular description thereof. This conveyance is made subject to any and all exceptions, agreements, restrictions, covenants, easements and rights of way set forth in prior deeds of record.
