The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 8, 2021, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 2189, at Page 614, Zoe Law and Malachi Law did convey unto J. Christopher Gardill, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

All that certain lot, tract, or parcel of land, situate, lying and being in the City of Parkersburg, County of Wood, and State of West Virginia, more particularly bounded and described as follows:
Being all of Lot Number Twenty-Five (25) in Block “D” as shown on the third Revised Plat of Edgelawn Addition to Parkersburg, West Virginia, which said plat is recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 4, at page 81, to which plat, so of record, reference is here made and had for a more particular description of said lot.
This conveyance is made subject to all reservations, exceptions, grants of rights of way or easements made by predecessors in title.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 4826 2nd Avenue, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to Zoe Law and Malachi Law, by Deed dated July 2, 2021, from Janice L. Midcap, Individually and as Attorney-in-Fact for Jon Kevin Hammock and James Allen Hammock, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1326, at Page 470.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
