NOTICE OF TRUSTEE’S SALE
Under authority of that certain Deed of Trust dated May 9, 2019, from Justin Lee Pritt to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Randolph County, West Virginia in Trust Deed Book No. 575, at page 579, securing a promissory note in the principal amount of $98,187.00, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Randolph County Courthouse in Elkins, West Virginia on November 13, 2025 at 12:00 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all that certain tract or parcel of real estate, together with the improvements thereon and appurtenances thereunto belonging, situated in Huttonsville District, Randolph County, West Virginia, lying on the Southeast side of Secondary #56/1, the real estate herein conveyed being more particularly bounded and described as follows:
Beginning at a 5/8″ rebar found on or near the Southern boundary of WV Secondary Route 56/1, Tygart Valley Road, 30 ft. right-of-way, common corner to Parcel “D”; thence S 03 53 00 E 353.38′ leaving said WV Secondary Route #56/1, Tygart Valley Road, 30 ft. right-of-way and traveling with a line common to Parcel “D”, to a 5/8″ rebar found in a line common to Hammonds, WV 34/42; thence S 86 07 00 W 240.75′ traveling with a line or a portion of a line common to Hammonds, WB 34/42, passing a point common to Hammonds, DB 382/762, to a set 5/8″ rebar with cap, common corner to Parcel “F”; thence N 03 53 00 W 369.22′ leaving said Hammonds, DB 382/762 and traveling with a line common to Parcel “F”, to a set 5/8″ rebar with cap set on or near the Southern boundary of WV Secondary Route 56/1, Tygart Valley Road, 30 ft. right-of-way; thence N 89 17 40 E 111.29′ traveling with or near the Southern boundary of WV Secondary Route 56/1, Tygart Valley Road 30 ft. right-of-way, to a point; Thence S 89 36 50 E 129.99′ traveling with or near the Southern boundary of WV Secondary Route 56/1, Tygart Valley Road 30 ft. right-of-way, to the beginning, as identified as Parcel “E” on a plat, prepared by Kenneth N. Kelly.
Together with a certain 2016 Clayton Manufactured Home, Serial No. CAP029179TNAB.
Being the same property conveyed from Vanderbilt Mortgage and Finance, Inc. to Justin Lee Pritt by Deed dated May 9, 2019, of record in the aforesaid Clerk’s office in Deed Book No. 600, at page 474.
