NOTICE OF TRUSTEE’S SALE
Under authority of that certain Deed of Trust dated June 19, 2023, from Anthony Stephen Chandler and Ashley Elizabeth Davis to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Randolph County, West Virginia in Trust Deed Book No. 629, at page 342, securing a promissory note in the principal amount of $175,305.36, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Randolph County Courthouse in Elkins, West Virginia on January 14, 2026 at 12:00 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, a small tract of land, together with the improvements thereon and appurtenances thereunto belonging, in Valley Bend District, Randolph County, West Virginia, lying on the southeast side of Secondary Route 39 about 2.6 miles south of US Route 219/250 and about 1.7 miles northeast of Mill Creek, on the drainage of the waters of Tygart Valley River, more particularly described as follows:
Beginning at a found rebar with cap on the northeast side of a gravel road and on the southeast side of Secondary Route 39 about 15 feet from its centerline, a corner to Thomas Wamsley Parcel 5.1; Thence N 44-21 E along the southeast side of Secondary Route 39 198.2 feet to a set this survey 5/8 inch iron rebar on the southeast side of the road; Thence S 49-26 E through Thomas Wamsley Parcel 5.1 497.2 feet to a set this survey 5/8 inch rebar on line with Mark Randall Parcel 5; Thence S 48-44 W with Randall 190.3 feet to a 6 inch by 6 inch concrete monument on the northeast side of a gravel road; Thence N 50-33 W with the northeast side of the gravel road 483.4 feet to the point of beginning containing 2.2 acres as surveyed by John L. Wayne, Jr. Professional Surveyor License No. 859 of Arbovale, West Virginia 24915.
Together with a certain 2022 CMH Manufactured Home, Serial No. CLR036056TNAB.
Being the same property conveyed from Thomas D. Wamsley and Beverly A. Wamsley to Anthony Stephen Chandler and Ashley Elizabeth Davis by Corrective Deed dated November 17, 2023, of record in the aforesaid Clerk’s office in Deed Book No. 638, at page 256.
