UNDER DEED OF TRUST
Notice is hereby given that, under authority of a certain deed of trust hereinafter described, the undersigned Substitute Trustee will, at the front door of the Randolph County Courthouse, in Elkins, West Virginia, on
February 18, 2026
12:00 p.m.
offer for sale certain property described in that certain deed of trust executed by BLD Enterprises, LLC, and Timothy K. Phillips, to Jefferson L. Triplett, as Trustee, which deed of trust is dated the 1 st day of April, 2019, and of record in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Trust Deed Book 574, at Page 280 ; and given to secure Citizens Bank of WV , the payment of a note therein described.
By Substitution of Trustee dated January 5, 2026, and of record in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Trust Deed Book 653, at Page 351, Jennifer L. Morgan was appointed Substitute Trustee.
The premises subject to the above-described deed of trust, which premises will be sold at the above-stated public auction is that certain tract or parcel of real estate “situate in Beverly District, Randolph County, West Virginia, more particularly bounded and described as follows:
A portion of the remaining residue of an original 8-acre tract or parcel of real estate situated in Beverly District, Randolph County, West Virginia, lying west of West Virginia Secondary Route 22, Elliots Ridge Road, formerly Weese Creek Road, the said portion being designated as Parcel “A” on a plat of survey and being bounded and described as follows:
Beginning at a 3/4″ rebar set on or the northwestern boundary of West Virginia Secondary Route 22, Elliots Ridge Road, common corner to Meredith, DB 392/308, said rebar bears S 56 58′ 41″ E 8.64 ft. from a found 1″ iron pipe (bent); thence N 42 16′ 00″ W 240.55′ leaving said West Virginia Secondary Route 22, Eliots Ridge Road traveling with a line common to Meredith DB 392/308, with a portion of a line common to Chenoweth, DB 317/8, crossing a gravel drive, to a set 3/4″ rebar, common corner to Ferrebee, DB 412/589, said rebar also bears S 42 16′ 00″ E 190.86 ft. from a found 1″ iron pipe; thence N 24 52′ 16″ E. 300.59′ leaving said Chenoweth, Db 317/8 and traveling with a line common to Ferrebee, DB 412/589 to a set 3/4″ rebar, common to Parcel “B”; thence

And being the parcel of real estate as conveyed to Timothy k. Phillips, Grantee from David Edward Ferrebee, as Executor of the Estate of the late Paul F. Ferrebee, Grantor by deed dated November 12, 2003, and of record in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 493, at page 243.
This conveyance is made subject to any and all reservations, restrictions, exceptions, rights-of-way and easements as set forth in prior instruments of record in the chain of title to said real estate.
The above-described property will be sold subject to all reservations, restrictions, exceptions and conditions contained in all prior deeds conveying said real estate except those pertaining to race, color or creed, and subject to all unpaid levies and assessments including real estate taxes.
TERMS OF SALE: Cash in hand on day of sale, or ten percent (10% down), or approved line of credit with closing to occur within thirty (30) days. Purchaser accepts subject real estate “AS IS”.
The undersigned Substitute Trustee reserves the right to reject any and all bids received, and to continue said sale from time to time, upon announcement thereof given verbally, on day of sale and any continuance thereof.
