TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated December 23, 2024, and duly recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed of Trust Book 642, at Page 739, Branden M. McGee did convey unto John J. Wallace, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Randolph County Courthouse, in Elkins, West Virginia, on
February 18, 2026 , at 11:02 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Valley Bend District, Randolph County, West Virginia, and more particularly described as follows:
All the surface only of that certain tract or parcel of real estate, together with all improvements thereon and appurtenances thereunto belonging, situate in Valley Bend District, Randolph County, West Virginia, being designated as Lot 29 of the Wildwood Subdivision, as shown on a plat of “Wild Wood Subdivision” prepared by Jerry L. Shreve L.L.S. in September 1972 and of record in the Office of the Clerk of the County Commission of Randolph County, West Virginia in Deed Book 283, at page 291, now found in said Clerk’s Office in Plat Cabinet B, at Slide 37(0004)
And being the same real estate conveyed to Josie K. Biller from Chelsea Haines by Deed dated May 25, 2021 and of record in the Office of the Clerk of the Randolph County Commission in Deed Book 617 at page 589.
SUBJECT TO those certain covenants, conditions and restriction, which run with the land as more fully set forth in deed dated September 27, 1991 and of record in Deed Book 414 at page 565.
TOGETHER WITH a right of way for the purpose of ingress and egress to and from the property herein conveyed over the streets shown on the above referenced plat.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 129 Poplar Drive, Beverly, WV 26253.
AND BEING the same real estate which was conveyed to Branden M. McGee, by Deed dated December 23, 2024, from Josie K. Biller, and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 642 at Page 739.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
