Goodwin-Corbitt did convey unto Jennifer L. Morgan, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Randolph County Courthouse, in Elkins, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Elkins Corp. District, Randolph County, West Virginia, and more particularly described as follows:
A parcel or lot of land designated as Lot No. 5 of Block No. 1 of the Round Barn Addition to the City of Elkins, situate on Vine Street, on the west side thereof, about 300 feet southeast of the Randolph County Court House, Elkins Corporation, Randolph County, West Virginia, more particularly described as follows:
Beginning at a point in the western boundary of Vine Street (Width=50 ft.), a corner to Lot No. 6 (Flora A. and Walter T. Cooper, Sr. – DB 421/105), set a 3/4″ x 36″ rebar with a 2″ diameter aluminum cap, from which a corner of the Harness house bears S 29 38′ W. 9.90 feet and a 6″ sq. stone marker, found, bears N 3 22′ W, 105.88 feet, thence with the western boundary of said Vine Street
S 31 33′ E, 37.80 feet to a point in the western boundary of said Vine Street, a corner to Lot No. 4 (Terry D. & Elizabeth D. Louk – DB 368/458), set a 3/4″ x 36″ rebar with a 2″ diameter aluminum cap, from which a 6″ sq. stone marker found, bears S 12 43′ E, 172.64 feet and a power pole bears N 40 30′ E, 9.20 feet, thence with said Lot No. 4
S 58 27′ W, 120.00 feet to a point, a corner to said Lot No. 4 and a corner in line of Guardian Food Service (DB 318-133), set a 3/4″ x 42″ rebar with a 2″ diameter aluminum cap, from which a 5/8″ rebar, found, bears S 31 33′ E, 113.40 feet, thence with said Guardian Food Service
N 31 33′ W, 37.80 feet to a point in line of said Guardian Food Service and a corner to said Lot No. 6, set a 3/4″ x 42″ rebar with a 2″ diameter aluminum cap, from which the corner of a garage bears S 42 07′ E, 4.30 feet, thence with said Lot No. 6
N 58 27′ E, 120.00 feet to the beginning, containing 4,535.6 Sq. Ft. or 0.10 Acres, more or less, as surveyed in November-December 1993, by Leon G. Mallow, Professional Surveyor No. 567, Route 1 Box 117, Montrose WV., and as shown on that Plat of Survey for Henry L. and Marcella G. Harness, of record in Deed Book 441, at Page 12.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 39 Vine Street, Elkins, WV 26241.
AND BEING the same real estate which was conveyed to Angela D. Goodwin-Corbitt, by Deed dated April 15, 2019, from Davis Trust Company, and recorded in the Office of the Clerk of the County Commission of Randolph County, West Virginia, in Deed Book 599 at Page 619.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
