NOTICE OF TRUSTEE'S SALE

NOTICE OF TRUSTEE'S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated April 26, 2004, executed by Borrower(s), Harry A. Jefferies and Johnanna Jefferies, to Vance Golden, attorney, the Trustee of record in the office of the Clerk of the County Commission of Mercer County, West Virginia, in Book 1006, at Page 340. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2008 Hemlock Hl, Bluefield, WV 24701. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated March 6, 2026, of record in the Clerk's Office. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Mercer County, in Princeton, West Virginia, on the following date:

at 12:10 p.m.

THAT CERTAIN LOT OR PARCEL OF REAL ESTATE SITUATE IN THE CITY OF BLUEFIELD, MERCER COUNTY, WEST VIRGINIA, DESIGNATED AND DESCRIBED AS FOLLOWS: "A LOT MEASUREING(SIG) 136 FEET BY 61 FEET BEING THE EASTERN PORTION OF LOT 6, SECTION 1000 OF THE CITY OF BLUEFIELD, DESCRIBED AS FOLLOWS: BEGINNING AT A POINT IN THE WEST LINE OF FARMER AVENUE SAID POINT MARKING THE SOUTHEAST CORNER OF LOT 5 AND THE NORTHEAST CORNER OF LOT 6, IN SAID SECTION 1,000; THENCE WITH THE WEST LINE OF SAID FARMER AVENUE, S. 20 DEG. 15' EAST 61 FEET TO A POINT, SAID POINT MARKING THE SOUTHEAST CORNER OF SAID LOT 6 AND THE NORTHEAST CORNER OF LOT 7, S 71 DEG. 07' WEST 136 FEET TO A POINT; THENCE N 20 DEG. 15' WEST 61 FEET TO A POINT IN THE SOUTH LINE OF SAID LOT 5, SECTION 1,000; THENCE WITH THE SOUTH LINE OF SAID LOT 5, N. 71 DEG. 07' EAST 136 FEET TO THE POINT AND PLACE OF BEGINNING." BEING THE SAME PROPERTY CONVEYED TO HARRY A. JEFFERIES AND JOHNANNA JEFFERIES BY DEED FROM ROBERT LEE UNDERWOOD AND LOUIS MASON UNDERWOOD RECORDED 10/07/2002 IN DEED BOOK 849 PAGE 686.

TERMS OF SALE:

1)The property will be conveyed in an "AS IS" physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk's office or affecting the subject property.

2)The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.

3)The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.

4)The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.

5)The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.

6)Pursuant to the Financial Crimes Enforcement Network's Residential Real Estate Reporting Rule (31 C.F.R. Part 1031), effective March 1, 2026, certain non-judicial foreclosure sales involving purchasers that are legal entities or trusts and that include cash consideration may be subject to federal reporting requirements. Any successful bidder that is a legal entity or trust and paying cash shall be required, as a condition of sale, to retain a licensed West Virginia attorney to conduct the closing, who shall be designated in writing as the Reporting Person responsible for all required FinCEN filings and record retention. Trustee shall not act as the Reporting Person and shall have no responsibility for compliance with FinCEN reporting requirements.

7)The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
