NOTICE OF TRUSTEE'S SALE

NOTICE OF TRUSTEE'S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated May 1, 2023, executed by the Borrowers, Grace Kestner, unmarried and Corey Ashton Lynch, unmarried, as joint tenants with right of survivorship, to 20/20 Title, LLC, the Trustee, of record in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Book 1456 at Page 583. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2083 Brickyard Rd., Princeton, WV 24740. Pill & Pill, PLLC was appointed as Substitute Trustee by APPOINTMENT OF SUCCESSOR TRUSTEE dated February 23, 2026, of record in the Clerk's Office in Book 1504, at Page 98. The Borrowers defaulted under the Note and Deed of Trust and the Substitute Trustee has been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustee will sell the following described property to the highest bidder at the front door of the Courthouse of Mercer County, in Princeton, West Virginia, on the following date:

April 16, 2026 at 11:45 a.m.

The land hereinafter referred to is situated in the City of Princeton, County of Mercer, State of WV, and is described as follows:

Parcel One:
All that certain tract or parcel of land, situate in East River District, Mercer County, West Virginia, bounded and described as follows, to-wit:
Beginning in the line of the lands of Jake Hatcher in the Northwest right of way line of the Princeton-Gardner State Road; thence with said right of way line S. 47 deg. 20 W. 400 feet; thence with said right on a curve to the 345 feet to the Southwest line of said F. C. Wert's land; thence with said line N. 46 deg. W. about 50 feet to the Center of Brush Creek; thence down the center of Brush Creek about 775 feet to line of said Jake Hatcher; thence with said line S. 46 deg. E. 180 feet to the beginning, and containing Two (2) Acres, be the same more or less.

Parcel Two:
The following described tract or parcel of land, situate in East River District, Mercer County, West Virginia, particularly bounded and described as follows:
Beginning at a point in the line of Jake Hatcher, which said point is in the Northeast right of way line of the Princeton-Gardner State Road; thence running along and with said right of way line S. 47° 20' W. 120 feet; thence leaving said road and running at right angles thereto to the center of Brush Creek; thence running along and with the center of Brush Creek to the line of Jake Hatcher; thence with said line, S. 46° E. 180 feet to the point of beginning.
Being all the certain property conveyed from Cathy A. Traynor to Grace Kestner by the deed dated August 20, 2021 and recorded August 23, 2021 as Instrument No. 834932 in Book 1104, Page 163 of official records.

And further being the same property conveyed to Grace Kestner, unmarried and Corey Ashton Lynch, unmarried, as joint tenants with right of survivorship, by the Deed dated May 1, 2023, and recorded on May 11, 2023 in Deed Book 1125 at Page 615 in the Office of the Clerk of the County Commission of Mercer County, West Virginia.

TERMS OF SALE:

1)The property will be conveyed in an "AS IS" physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk's office or affecting the subject property.
2)The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.
3)The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4)The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5)The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
6)The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
